REIWA Research has crunched the numbers to reveal the top five streets with the highest number of house sales for the 2022-23 financial year.
They highlight buyers' appetite for homes at the lower end of the market, with four of the top five streets sitting under the Perth median house price of $570,000.
The top five are situated across various suburbs, and offer their new buyers a range of benefits, including: Convenient freeway access, local schools and beaches within walking distance, and who could forget a golf course in your backyard for the avid golfer?

Approximately 30 minutes South of the CBD, Barfield Road took the crown as Perth’s most active street with a remarkable 33 house sales during the 2022-23 financial year. Hammond Park has witnessed significant development in recent years, with REIWA members suggesting first home buyers and young families call Barfield Road home due to its relative affordability and proximity to the city.
“As older generations downsize and move onto different areas, the street has been redeveloped to suit the needs of the next generation. Homes on this street offer realistic opportunities for first home buyers to enter the market, so when properties come up here, buyers jump on them”, one local REIWA member said.
Nestled in Perth’s southern corridor, Peelwood Parade emerged as another standout with 31 sales in the previous financial year. The street has seen an increase in activity in line with the local market, according to one REIWA member, who mentioned it is popular with families due to its proximity to the beach and nearby Mandurah. Peelwood Parade is home to a range of character homes, as well as newer modern designs.
As the most expensive street on the list, Northstead Street in Scarborough remains a coveted address, boasting an average sale price of $993,660. Stretching the length of the densely-populated suburb, the street is only minutes away from Scarborough Esplanade and features a number of double-storey homes on subdivided blocks. In the 2022-23 financial year, there were 25 sales on the street. Residents here enjoy the convenience of numerous cafes and restaurants within walking distance and excellent connectivity, intersecting with Scarborough Beach Road to provide easy access to the city.
Situated less than one kilometre from the sandy shores of San Remo, Pebble Beach Boulevard is a family-friendly street featuring three and four-bedroom homes. In the 2022-23 financial year, the street witnessed 25 property sales, with an average price of $484,720. Uniquely, some stretches of the street offer picturesque views of the local golf course, and it's close to local schools and the neighbouring hub of Mandurah.
In the north-eastern pocket of Perth, Nollamara’s Hillsborough Drive rounds out the top five with 23 sales. The street is characterised by a number of 1960’s character houses and modern homes on subdivided blocks. Conveniently located approximately 10 kilometres north of the CBD between the industrial hubs of Balcatta and Osborne Park, Hillsborough Drive had an average house sale price of $448,934 in the previous financial year.
