WHY YOU'LL LOVE LIVING HERE
Some homes are designed for a moment in life. This one has been designed for all of it.
From babies and school-aged children to teenagers wanting their own space, adult kids who aren't quite ready to leave home and, eventually, a little more time to enjoy everything Manning has to offer – 45 Challenger Avenue is a home that can grow and change right alongside your family.
Built and loved by just one owner, it has a warmth and practicality that comes from being genuinely designed around family life.
With a park directly across the road, the river nearby, and local cafés, shops, schools, and everyday conveniences all within easy reach, the location makes family living even better.
THE HOME
Downstairs is where everyone comes together.
At its heart is a wonderfully spacious open-plan kitchen, dining and living area, filled with natural light and warmed by northerly winter sun.
The kitchen is enormous – the kind of kitchen made for busy mornings, family dinners and, we're told, more than its fair share of quality baking over the years. There is excellent bench space, abundant storage and plenty of room for everyone to gather without getting in the cook's way.
A separate formal lounge and dining room provide another generous and versatile living space.
The dedicated front office offers a quiet place to work or study, while the oversized main bedroom is also downstairs, with its own walk-in robe and ensuite, creating genuine separation from the remaining bedrooms. A separate powder room downstairs is another practical inclusion, particularly when entertaining or when guests are visiting.
THEIR SPACE UPSTAIRS
Head upstairs and the home changes gear.
Three generously sized bedrooms, a family bathroom and their own living area create what could very easily become a no-parents zone.
It's an incredibly practical layout for families. Younger children can have their own play space, teenagers have somewhere to retreat with friends, and older children can enjoy independence without feeling disconnected from the rest of the home.
A lovely piece of Manning history lies beneath your feet. The Jarrah floorboards upstairs were restored and reused from the original 1950s home that once stood here at 45 Challenger Avenue – a connection between the home's past and the family who gets to write its next chapter.
OUTDOOR LIVING
The northerly aspect continues outside, with the alfresco positioned to maximise the winter sun and connect naturally to the main living areas.
There is room to entertain, room for children to play and additional space around the home for the things families inevitably accumulate over the years.
There's also useful space around the home for the practical things that come with family life. Access through the garage to the rear provides excellent storage for a trailer, along with room for bikes, sporting equipment and more, or perhaps the basketball set-up the kids have been asking for.

Manning is an established suburb within the municipality of the City of South Perth. Development of the area began in the 1920s, but it wasn't until the 1950s and 1960s that any notable growth occurred. Manning's next growth spurt occurred between 1991 and 2006, but has remained relatively stable since.
Positioned seven kilometres from Perth City and within close proximity of Curtin University, Manning is in the enviable position of being close to major urban areas, while still removed enough to enjoy the benefits of a suburban lifestyle. Parks and reserves feature throughout for residents to explore and there are a handful of local shops as well as two local schools.
