The sunset lights up the brilliant sky and as twilight turns to evening, the dimmer switch turns the soft twinkling lights into a powerful and dramatic vista from this 2122sqm escarpment property. Chill with family and friends, watch the storms roll in and the planes coming in to land or capture those spectacular sunsets.

I expect you would spend a lot of time just gazing with the laughter of the kookaburras and currently a family of kangaroos breaking the tranquility at dusk in this highly desirable Lesmurdie Escarpment location.

This 3 storey residence has a 'friendly' option where you can drop the kids, school bags and shopping half way down the driveway at the Entry to the top Level 3 where the Kitchen, Living and Master Bedroom are situated (see floor plan)

The fabulous KIDS ZONE downstairs on Level 2 comprises a HUGE GAMES room (optional huge Bedroom 5 or ART studio) plus an ACTIVITY for their TV/Gaming with 3 good sized Bedrooms (all BIRs) and their own Bathroom with access to the 'back paddock' for play.

You may choose to convert the Games Room for further use. I expect it could be divided to accommodate another 2 bedrooms and still have a good sized Games Room OR enough space to create self-contained accommodation (ie Granny Flat) subject to the relevant approvals.

The driveway to the large oversized double auto Garage (plus Workshop/Store) gives comfortable turning circles at the bottom and provides additional parking. This could further be enhanced with a large parcel of undeveloped land available at the rear.

This large deep block gives options for additional infrastructure and is bound on the left hand side and rear by the Nelson Crescent Reserve (owned by the State Of WA) offering extra tranquillity and very unlikely you can ever be built out. Those neighbors offer very little trouble, the bird life is quite well behaved.

The Sellers are motivated and we are PRICED TO SELL !

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie

The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
