Ocean View Rural Retreat

Positioned at the top of the hill in one of the Kalgan's most sought-after locations, this large, family home enjoys outstanding views over King George Sound and Nanarup, plus the immediate farmland scenery and the incredible rock formation just beyond the lawn. Completely off grid, there are no power or water bills to worry about - ever!

Located within a four-lot freehold subdivision on around 3 hectares of useable land (5.76ha in total), there is shared driveway access via an electric gate. The home is the original farm house built around 1980. It has been repainted inside and out, is of generous proportions, and offers the best vantage point for taking in the views.

The main, open plan living area is huge and features a cosy wood fire, split system airconditioner, and polished jarrah floorboards which run through much of the house. Opening up from this area is a large dining room and the solid timber & granite kitchen. A large freestanding cooker with feature rangehood plus dishwasher makes entertaining easy along with a walk-in pantry, additional butlers pantry and wine cellar. The views from the kitchen of course are just as impressive as they are from the living areas.

The main bedroom features a walk-in robe and unique walk-through bathroom with glass wall in the shower to make the most of the vista. Minor bedrooms run along the hallway, are all large, and benefit from built-in robes. The enormous bathroom easily services this area.

A balcony / deck runs almost around the whole house for outdoor entertaining and relaxing plus there is a carport and rear patio. Below the house is a very large area divided into two sections - ideal for a gym, hobby room or simply additional storage or workshop space. There is also a 16m x 6m high span shed for vehicles and workshop and houses the solar system and backup generator.

There is a large area of lawn surrounding the home and plenty of scope for further improvements if you wish. Of course, you may just wish to relax and enjoy the views and the incredible lifestyle that this area offers; Ledge Beach - 4km, Gull Rock Beach - 6km, Nanarup Beach - 9km, Kalgan River - 4km.

Kalgan overview

The townsite of Kalgan is located in the south coastal region, about 21 kilometres northeast of Albany. It was gazetted a townsite in 1912 following the opening up of land in the area, but land had been put aside for a townsite here in 1837. The place was named "Wyndham" on an 1839 map of the area, but there was no subdivision or land made available in the townsite. It is recorded that it was to be the site of a farming community for the Society of Friends (Quakers), but there is no evidence that any Quakers ever settled in the area.

As there was already a Wyndham in the Kimberley when the town was gazetted in 1912, the name Kalgan was chosen for the townsite. Kalgan is the Aboriginal name of the river on which the townsite is situated, the name being first recorded by the explorer Dr A Collie as "Kalgan-up" in 1831. It is said to mean "place of many waters". The river had earlier been referred to as the "French River", since the French explored it in 1803.
