Set amongst towering gum trees, this large, two-storey, architecturally designed home is a superb private residence and successful short stay accommodation business in one and is ideally positioned within walking distance to town and the river (but you’ll feel like you’re a world away).

Artistically decorated with pops of colour and a modern-bohemian-chic aesthetic, the home is airy and light-filled, with expansive glazing and bi-fold doors that open seamlessly onto surrounding decks creating a breezy, treetop living experience immersed in nature.

Originally designed and built in 2008 by a local architect as her own residence, and thoughtfully expanded in 2018 under her guidance, the home has recently been reconfigured to create a comfortable private residential apartment and a spacious guest accommodation wing. Listed on Airbnb as "La Boheme in the Treetops", the current owners operate a successful hosted short stay accommodation business and consistently receive 5-star guest reviews.

While this property sits outside the AMR Shire's Short Stay Zone, it is eligible for “Hosted” short stay accommodation, which means the owner must reside in the dwelling. Hosted is the updated terminology formerly used to describe "Bed and Breakfast". As with all short stay accommodation, owners must register their properties on the State Government STRA Register.

The self-contained owners’ retreat includes the second-floor main bedroom, ensuite, kitchen, second bedroom / living, third bedroom / office, lounge with bar - offering comfort, privacy and flexibility for permanent living.

The guest wing comprises the main kitchen, dining and living area, two bedrooms, bathroom and the expansive alfresco entertaining area that includes an outdoor bath and shower, fire pit, Balinese-style gazebo, fishpond and beautifully landscaped, low-maintenance gardens.

The entire home offers four dedicated bedrooms, 2.5 bathrooms, multiple living zones in a flexible and dynamic layout that would similarly appeal to large families as to investors.

Set high on a 501sqm strata-titled block adjoining forested Public Open Space, the property enjoys an enhanced sense of space and tranquility. Barrett Weir, a popular swimming spot on the river, is just across the road and serves as a gateway to an extensive network of forest walking trails, placing nature quite literally at your doorstep.

This property presents an exceptional lifestyle and immediate income-earning opportunity for the savvy buyer. Contact Jo Thierfelder at The Agency on 0421 589 548.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
