With a beautiful leafy outlook over the nearby Kalgan River and bush reserve, this idyllic property presents an enviable opportunity for buyers looking for manageable acreage within easy commuting distance of Albany. Those whose dream is to run a few head of sheep or keep a horse, collect eggs from their own chooks and harvest fresh fruit and vegetables will be impressed.
The 3.3ha of land slopes gently up to the house, which sits amid native and water-wise gardens with an orchard and various sheds, including a sizeable general-purpose shed with power. Built of double brick, the home features natural stone and timber. All the rooms are well proportioned, enhancing the versatile layout and allowing families to find their own space.
Living areas consist of a lounge with a wood fire, a dining room, a second sitting room and a sunroom or fifth bedroom, while for outdoor entertaining, there's a patio at the front and two long patios at the back. The good-sized kitchen has ample timber cabinetry and a five-burner chef's stove for feeding the crowds.
Timber stairs lead to the first-floor master suite, a sensational 6m x 6m area with timber raked ceilings and big windows making the most of the river views. Half of it is dedicated to the bedroom; the other half is a parents' retreat or sitting room. Adding to this extensive area's attraction is the adjoining nursery or office, the private bathroom and a huge walk-in robe.
The other bedrooms - two king-sized, and one a double currently used as an office are on the ground floor - where there are two more bathrooms and toilets. A utility area and heaps of storage space are other practical additions.
The home integrates effortlessly into its surroundings. The land, which consists mostly of lush, well-drained pasture with stands of original native timber for stock shelter, is fenced at the boundary and has two-road access. Water is plentiful from three rainwater tanks and there's an established orchard of mixed fruit trees.
This is a peaceful retreat in a private bush setting. A few metres from the banks of the Kalgan River with terrific fishing spots, it's also close to boating and beaches, and the Great Southern Grammar is a five-minute drive down the road.

The townsite of Kalgan is located in the south coastal region, about 21 kilometres northeast of Albany. It was gazetted a townsite in 1912 following the opening up of land in the area, but land had been put aside for a townsite here in 1837. The place was named "Wyndham" on an 1839 map of the area, but there was no subdivision or land made available in the townsite. It is recorded that it was to be the site of a farming community for the Society of Friends (Quakers), but there is no evidence that any Quakers ever settled in the area.
As there was already a Wyndham in the Kimberley when the town was gazetted in 1912, the name Kalgan was chosen for the townsite. Kalgan is the Aboriginal name of the river on which the townsite is situated, the name being first recorded by the explorer Dr A Collie as "Kalgan-up" in 1831. It is said to mean "place of many waters". The river had earlier been referred to as the "French River", since the French explored it in 1803.
