Your chance to claim the final home site at Hilltop Grove Estate has arrived – a rare opportunity to create exactly the home you've been imagining in one of Perth's most coveted Hills locations. This is the last available block in an exclusive over-55s community where independence meets connection, and where the natural beauty of the landscape has shaped every thoughtful detail.

Spanning 354 square metres, this east-facing lot offers a level, build-ready canvas for your next chapter. The rear boundary opens onto a central reserve where eucalypts and grass trees create a living backdrop that blushes with colour each spring in a spectacular display of wildflowers. With little to no building restrictions imposed and no time limit, this is a rare opportunity for you to build a home that suits your style and size preferences.

There's genuine scope here – room for a private garden, a workshop or a garage under the main roof. There is even a dedicated space for caravan parking within the estate grounds. What sets Hilltop Grove apart is its awareness of both your need for privacy and your desire for community. The estate has been designed in harmony with its Hills setting, recognising that people who choose to downsize bring varied interests, different rhythms, and a wealth of experience. You'll have the freedom to design and build a home that truly reflects who you are, supported by shared spaces that encourage connection without demanding it.

The Community Centre anchors estate life with genuine amenities: a well-appointed club room, flexible spaces for craft and music, a games area, a properly equipped gym, and a billiards table for leisurely afternoons. The large kitchen flows naturally to both a courtyard with a firepit and a north-facing verandah with a barbecue – spaces that work equally well for intimate gatherings or larger celebrations.

Location brings its own advantages. Great Eastern Highway sits just minutes away, while Mundaring Village – with its shops, cafes, medical services and local character – is a short drive when you need it. You're connected to practical necessities without being overwhelmed by them, positioned where the Hills lifestyle balances convenience with genuine escape.

This is land that invites possibility. Whether you're drawn to mornings in the garden, projects in a dedicated workshop, or simply the luxury of designing each room to your exact specifications, this final lot at Hilltop Grove Estate represents something increasingly rare – the chance to build new in an established community that understands what matters at this stage of life. With the groundwork done and the community formed, you're not starting from scratch; you're completing the picture.

Mundaring overview

Permanent settlement in Mundaring began in 1882-84 when Mr Peter Gugeri established a vineyard south of the Eastern Railway. The first railway siding at Mundaring was named after him and for some years the area was generally known as "Gugeris". A later settler, M H Jacoby, took over Gugeris' vineyards in 1893, and named the business the "Mundaring Vineyard Company". The name came from an Aboriginal camp situated nearby and the meaning given to Jacoby by the aborigines was "a high place on a high place". The correct pronunciation was "Mundahring" but common usage has gradually converted this to "Mundairing".
