With Perth’s median house sale price rising strongly, buyers may wonder where they can find a home to suit their budget and lifestyle.

We’ve crunched the numbers and found Perth’s 10 most affordable suburbs in the year to June 2024, according to www.reiwa.com data.

Some are near the beach, Hills or river, and all have median sale house prices significantly below Perth’s median house sale price of $660,000 recorded in June.

10. Coodanup

Median house price: $475,000

Coming in at number 10 is Coodanup, with a median house price of $475,000. Ongoing developments and improved amenities have made it an attractive option for buyers seeking affordable housing with access to natural beauty and recreational activities. The suburb has experienced significant growth, with the median house price increasing 24.3 per cent in the year to June.

9. Camillo

Median house price: $475,000

In Perth’s south-east, Camillo also has a median house price of $475,000. Price growth of 33.8 per cent in the year to June has seen it drop from the fifth most affordable suburb in 2023 to ninth in 2024. The suburb offers buyers a mix of new and established properties in a family-friendly area with a range of parks and recreational facilities. Close to public transport links, it is a practical choice for professionals and families that are required to travel frequently to the city.

8. Brookdale

Median house price: $471,000

Brookdale’s median house price increased 26.4 per cent to $471,000 over the year to June, reflecting high demand for the affordable homes the south-eastern suburb offers. It is conveniently located minutes from Armadale, giving residents easy access to a range of amenities.

7. Bellevue

Median house price: $470,000

On the doorstep of the Perth Hills and only 20 kilometres from the CBD, Bellevue is a new entry to the most affordable suburbs list, rising 11 places from 2023. The blend of nature, affordability and accessibility appeals to both families and individuals seeking a peaceful lifestyle close to urban conveniences. It recorded a median house price of $470,000 in June.

6. Pinjarra

Median house price: $462,000

Pinjarra is another new entry to the list. It didn’t make the top 20 most affordable suburbs last year and its dramatic jump into the top 10 reflects the area’s growing appeal. REIWA members report the area is attracting families and downsizers looking to be close to the city lifestyle, amenities and family, while still being able to live the regional way of living. Pinjarra offers a great combination of historical significance, natural beauty, community spirit and modern amenities that many are finding it hard to pass up.

5. Armadale

Median house price: $453,500

Armadale was Perth’s most affordable suburb in June 2023 but has dropped four places to round out this year’s top five. The suburb remains incredibly popular with buyers and investors, with over 400 sales in the past 12 months, the most of any suburb on this year’s list. It also had the highest increase in median house price at 37.4 per cent. New housing developments, improved transport links and amenities are just some of the reasons people are flocking to the area, making it the major hub of Perth’s south-eastern corridor.

4. Calista

Median house price: $450,000

Calista is another regular on Perth’s most affordable suburbs list. Its median house price grew 29.1 per cent to $450,000 by June 2024. The suburb provides affordable housing options, less than 10 minutes from the beach and with access to a range of amenities, it is an attractive option for families seeking a balanced lifestyle. 3. Midland

Median house price: $445,000

In Perth’s eastern suburbs, Midland is close to major transport routes – whether to Perth or to the Hills and beyond. It’s also on the doorstep of the beautiful Swan Valley. Jumping six positions from last year’s list, the suburb continues to be popular among owner-occupiers and investors and has seen its median house price increase 18.7 per cent over the past 12 months. Midland is also a significant commercial hub, which appeals to people seeking affordable housing close to employment opportunities.

2. Mandurah

Median house price: $440,000

With a median house price of $440,000, Mandurah claimed second place on the list of Perth’s 10 most affordable suburbs. Its coastal lifestyle, combined with relatively affordable and diverse housing options and constantly improving infrastructure, continues to draw in families, retirees, and investors.

1. Medina

Median house price: $416,500

Medina took the title of Perth’s most affordable suburb with a median house price of $416,500. Its competitive pricing for homes on larger block sizes makes it an attractive choice for families and first home buyers. Its older homes also appeal to renovators. While it takes the crown as the most affordable suburb, Medina has seen significant growth over the past 12 months, with the median house price increasing 25.3 per cent.
