NORTH FACING PEPPY GROVE OUTLOOK, COUNTRY RESIDENCE

Witchcliffe Forest Estate, one of the most picturesque natural settings in the Margaret River area.

Act now to secure of only three established residences within the Estate. Move straight in when titles are issued, expected in May/ June 2023 and shortcut the build process.

Lot 27 is nestled on the edge of the peppermint grove, with both bushland views towards the 13-acre Conservation Forest and the POS reserve with tall karris and thick vegetation.

This private location makes you feel like you are miles away from town, yet it is a short stroll to Witchcliffe townsite. Enjoy a northern solar passive outlook from the living areas overlooking the large 2,562sqm block. Plenty of room to add a large shed, perhaps a studio (STCA) or set up a semi self-sustaining lifestyle with vegie gardens, orchard and renewable energy options.

The established residence has two generous bedrooms one with its own access to the bathroom with shower, spa bath, WC acting as an en-suite.

The open plan kitchen and living area with tiled flooring and high ceilings give the home a real sense of space and light. There is a second large living area that is separated by double doors that could easily accommodate a third bedroom and still retain enough floor space for a second separate living area. A very practical design with a second WC within the laundry area.

The orientation of the house takes full advantage of the northern sunshine. This would be a very easy footprint to extend, if need be. Enjoy a picturesque outlook over the POS reserve with towering karri trees and through the peppy grove boasting an abundance of wildlife. The tranquil outlook and birdsong here will be some of the best in the Estate.

A VIEWING IS A MUST TO APPRECIATE THE LOCATION AND OPPORTUNITY TO VALUE ADD.

Witchcliffe Forest Estate is right beside the charming Witchcliffe townsite, minutes from stunning Redgate Beach. To one side, a beautiful, five-hectare forest reserve of old growth jarrah and marri, plus the Wadandi Rails to Trails bush reserve between the Estate and the town. To the other side, pristine public open space where an abundant creek is lined with towering karris and a wildlife corridor of fragrant peppermints.

There will never be a better place to call home, so perfectly suited to a largely self-sustaining lifestyle. Arrange off-grid power, harvest fresh rainwater, establish a vegetable patch. You will be joining a like-minded community that's already embracing the movement.

Witchcliffe is a short walk away with its coffee shop, boutique cellar door, bakery and artisan stores.

This location is so convenient, 10 minutes' drive to Margaret River and its cafes, schools and supermarkets, 45 minutes to Busselton Airport, and an easy 3-hour drive to the international terminal in Perth.

Within easy reach of renowned wineries and restaurants, world-class surfing, Cape to Cape bushwalking and you can ride your bike into Margaret River in under 30 minutes along the Wadandi Rails to Trails track.

Grab this chance to secure a rare property amongst nature, and an even more rare Margaret River lifestyle.

Witchcliffe overview

The townsite of Witchcliffe is located in the south west agricultural region, 286 kilometres south southwest of Perth and nine kilometres south of Margaret River. In 1924 the government extended the railway to Witchcliffe, and at first selected the name Newralingup for the siding, but the name Narawary was approved. However, a Post Office named Witchcliffe had already been opened when the railway siding was named, and Narawary siding was renamed Witchcliffe in February 1925. Also in 1924 interest was shown in blocks of land at Witchcliffe Siding, and after investigation a scheme of subdivision was planned, lots surveyed, and a townsite gazetted in 1926.

The name Witchcliffe was first used in this district for Witchliffe Cave, the name being recorded by a surveyor in 1900. The name was probably given by the Bussell family who settled near here in the 1850's, naming their property "Wallcliffe House". Both the homestead and the cave are in an area of coastal cliffs, hence the "cliffe" part of the name.
