Lot 1, 2 Macarthur Street, Padbury WA 6025 - Offers in the $600,000's 348m² | Survey-strata | Vacant land | DA-approved 4x2 plans included.
A rare build-ready opportunity on a quiet corner of Macarthur and Macquarie Avenue, in one of Padbury's most established and community-focused pockets. Positioned away from through-traffic yet with excellent street presence, this corner block offers the kind of flexibility and head start that's increasingly hard to find this close to the coast.
A smart entry point for investors: With proposed reforms to capital gains tax concessions and negative gearing being widely discussed - and several proposals favouring newly built dwellings over established stock - a build-ready block with approved plans could position you well ahead of any change. A new build also brings the usual upside of lower maintenance, strong rental appeal, and depreciation benefits. (Buyers should seek their own financial and tax advice on how any future reforms might apply to their circumstances.)
The hard work is already done. The previous home has been demolished, the title is issued, and council-approved plans for a modern 4x2 (designed by Mark Anthony Design) are included in the sale. That means you can skip the planning queue, avoid months of approval delays, and move straight into construction - a genuine advantage in the current build environment, where lead times and holding costs can quickly add up. Of course, if you'd prefer to bring your own vision, the cleared block gives you a blank canvas to design around.
The adjoining lot has already engaged a builder and is set to commence shortly, helping establish a fresh, high-quality streetscape from the outset - so you won't be building in isolation, and the surrounding presentation is set to lift from day one.

Padbury was named in 1971 after the notable Western Australian settler Walter Padbury (a street in Padbury is also named him, Walter Padbury Boulevard). Several locations in the north section of Padbury bordering on the main road of Whitfords Avenue take on the name Whitfords. The South East corner of the suburb also goes by the name of Hepburn Heights and the most eastern part of Padbury is often called Pinnaroo Heights.
