Ok, so this one is alright. A few things are all wrong, but overall, it's all pretty right.
Set on a 693sqm block of land we've got the start of something awesome… but you have to finish it.
WHAT IS THIS?
Keeping it brief… It's a three bedroom, brick veneer built home. It has Jarrah floors and a good kitchen. The bathroom is functional, the toilet works, there's no scary signs of supernatural activity and overall it's OK. Outside, there's a workshop and a big backyard. It's a fully fenced property… There's a lot to work with, it's very liveable but there's stuff that needs to be done. We're selling it on an as-is basis. It's from $469,000 and it is what it is. What I like is that it's not pretending to be something else.
WHAT'S GOING ON
As in what's the problem?
So first up, it's not perfect. We've got a bedroom with a ceiling that collapsed, but it's isolated to that room. It's all cleaned up, but it's right up there on the to-fix list.
That big back room is a bit iffy. It's an enclosed patio that it essentially a flat roof patio that would be great as an outdoor space, but it's not how you would do it if you were doing it right. It's not pouring with water, but it's had some leaks from that flat roof. You can likely do something with what's there but it's going to need some attention.

Q) Is it structurally sound?
A) Pretty much BUT there's a bit of fixable roof stuff going on. You can read it in the report that we'll send you when you email us. It's not like the walls are falling over etc etc... The patio is a bit not great, but work with what we've got! It's as-is where-is remember.
Q - It looks like it needs a bit of work. Will they accept a lower offer?
A- Are you for real? I just told you it needs work. It's priced like it is because it is what it is. If it wasn't what it is, it wouldn't be priced like it is, it would be priced like what it isn't. When you fix it, it will be what it can be and then it will be worth more than it is because it won't be what it was. Obviously.

WHERE IT IS
Check out the map, it's a brilliant position and everything is really close to home. It's a cul-de-sac street. You can walk to the Grovelands Primary School and it's quick access to Aldi, the bus stop and more. There are plenty of parks around too. It's an easy place to live.
