The last $55,000 corner block I listed sold within 2 days, so here is a second chance for anyone who missed out. This block is surrounded by beautiful trees and gorgeous neighbouring homes, making living here a pleasure.

It’s a generous, R5 mixed zone, almost level and mostly cleared corner block of 989m2 on Second Avenue (gravel road) and Simons Street (bitumen). The dimensions are approximately 42m on the front of Simons Street, 20.1m on the left side next to the shared laneway and 50.3m at the back boundary, which makes it an easy, rectangular building block, with easy access via the laneway.

Water and electrical connections are at the corner, and a septic system will be needed if you build a home. For additional information regarding building regulations, please contact the planning department at the Shire of Plantagenet. There is no time limit for building, while the rates and taxes are approximately $1,250 per year, and the water service costs approximately $300 per year.

The easiest way to get to this block is from Hassell Avenue. Turn left at Simons Street, cross First Avenue, and it’s the vacant block on the corner of Simons and 2nd Avenue. My signboard is on the fence on the corner of Second Avenue. The position is excellent, an easy 10-minute walk to the Two Black Sheep General Store, while the church and skatepark are around the corner. You also have the Kendenup Country Club with a decent golf course, bar and restaurant and tennis courts, about a 4-minute drive from here – or a convenient 14-minute walk - in case you get stuck at the pub chatting to other locals.

Kendenup is a small rural town situated in the farming community of the Great Southern region of WA, within the Shire of Plantagenet. It is known for its interesting history (c 1831), excellent wineries, proximity and views of the Ranges. The Stirling Range boasts magnificent vistas of rolling mountains and jagged peaks, while the Porongurup Range is unique as it is the oldest mountain range in Australia. Over 1.2 billion years old, this ancient range is home to towering granite peaks and majestic stands of karri trees, and is surrounded by many award-winning boutique wineries.

The area boasts unique wildlife and fantastic walks, with prolific wildflowers in September through to January, some which can be seen all year round. It’s not far from the south coast, and with the two nearby ranges, the nights cool down nicely in summer. Winter can be coolish – around 2 to 5 degrees, but seldom below that, so it enjoys a reasonably moderate climate. Autumn and spring are particularly delightful with very temperate weather – usually, lows around 12 to warm days of 25 degrees, while occasional showers or storms all year round ensure the countryside is green and picturesque most of the year.

Kendenup is 345 km SE of Perth and 22 km (16 minutes drive) north of Mount Barker - and less than an hour’s drive from the City of Albany. It derives its name from "Kendenup", the homestead of the Hassell family built here in 1839. Gold was discovered here in 1872, but not enough for a durable mining operation.

The Great Southern Railway (established in 1889) passes through the town, being one of the original stations on the line. A dehydrating factory named Kendenup Fruit Packing Company was established to pack farm produce for the community. The community steadily developed with a primary school built circa 1921, a local store called Ridge Brothers c1926 - now called The Two Black Sheep General Store on Hassel Avenue - with groceries, a bottle shop, dine-in facilities and a café (great burgers). The town hall followed in c1934 on Hassell Ave (now used for markets and functions), and other community facilities were added.

The old farming culture featured large apple-growing orchards, wheat and sheep farming, but it now mainly consists of various grain production, sheep and cattle, and grapes for wine and export. Gilberts and Arcadia wines are close by and deserve a special mention, while many other excellent wineries can be found in and around the area - and between the two ranges.

Why buy in Kendenup? Albany’s prices for a good-sized block are sky-high, and Mount Barker’s prices have increased tremendously over the last few years, so in my opinion, Kendenup is next, as it’s only a 15-minute drive from Mount Barker.

It has a reasonably moderate climate, close to two of the most spectacular mountain ranges in WA - and close to Mt Barker and Albany, which have all the facilities you could possibly need. If you’ve been looking for a great, affordable investment, somewhere to retire, or dream of building your own country home with fruit trees, veges and a decent shed, this is what you’ve been waiting for.
