LIVE YOUR DREAM IN LESMURDIE

Big blocks, fresh air, and room to finally build* the home you've been sketching in your head for years. This 1,073sqm slice of the Hills is the kind of opportunity that doesn't pop up often in Lesmurdie — established street, great neighbours, and space to do things properly.

It's mostly cleared and ready to go, so you can stop searching and start planning. And speaking of planning, there are even plans available (on request)! There's already fencing along three sides, plus a touch of remnant native vegetation along the boundary for a bit of greenery and shade. Enough to keep that Hills feel, without the heavy clearing costs. Just bring your builder and your Pinterest board.

Key features:
* 1,073sqm block of prime land in the Lesmurdie Hills
* Rare chance to secure land in an established pocket
* Fenced on three sides
* Power and water available
* Mostly cleared and build-ready
* Bus stop right out the front
* Easy access to Welshpool Road

Location is where this one really shines. You're just minutes from the heart of Kalamunda, with its buzzing café scene, weekend farmers' markets, artisan stalls and that proper community feel locals love. Groceries are easy too — only 1km to Kalamunda Glades and a short drive to Kalamunda Central.

For families, it's hard to beat. Around the corner from Walliston Primary School, close to Kalamunda Christian School, St Brigid's College, and just minutes to Lesmurdie Senior High School. School runs made simple.

If you've been waiting for the right block in the Perth Hills — not too far out, not squeezed in — this might be it. Rare. Well located. Ready when you are.

Come and walk it. Stand in the middle. Picture what's possible.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
