8 Carleton Crescent is one of the best opportunities to land bank, develop or move into with an eye for the future.
The land - There is a good chunk of land (873m2 approx) with loads of options. Land bank, move in and enjoy a massive back yard for years to come, do a 'retain and build' style subdivision with the older R25 zoning, or use the R60 zoning to put multiple dwellings on or even apartments? The subdivision potential is all subject to approval from the City of Kalamunda, please contact them or a subdivision expert to confirm what can / can't be done.
The home - This property is tenanted to fantastic long-term tenants who keep the yard and house neat and presentable (as per current pictures). The home has a front living area, good sized bathroom with separate bath/shower, master with built-in robes plus there is a recess where you could set up a second living area or even convert to a 4th bedroom/second bathroom. Outside there is the enclosed patio which helps create more living space, a fantastic sized back yard with a great pool plus a double carport and brick storeroom.
The property backs onto Lincoln Road Reserve (and the massive playground), from there you can cross one more road and be at the 'Foodworks' precinct. Another massive bonus of Forrestfield in general is the proximity to Perth CBD, Perth airport, Cannington, Midland and the Perth Hills.
Features Include:
• 873m2 (aprx) of land zoned R25/60
• R60 zoning is currently the highest zoning in Forrestfield

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.
Forrestfield is home to the Hartfield Park Recreation Centre which includes an indoor stadium for various sports, an 18-hole golf course, equestrian centre, nature park and lake. The main shopping centre known as the 'Forrestfield Forum and Marketplace' is home to 52 stores. There are a range of other retail establishments scattered throughout the area.
There are also a range of primary and secondary schools in the area and construction is currently underway on the Forrestfield-Airport Link which is scheduled to open in 2021 and will connect Perth Airport with the city. A Forrestfield train station is included in this development.
