Holiday at Home

This solid 5-bedroom, 4-bathroom home stands proudly overlooking the beautiful Blackwood River with views all the way to the ocean, just a 10 minute stroll away.
Nestled in a quiet tree lined alcove you’ll be surprised how peaceful it is with the main street only 200 metres away.

The house is spacious and very versatile making it an attractive option for a variety of buyers. Perfect for the big family, to rent out as a BnB or utilise the large space downstairs for a small business. This home has been designed in such away that with minimal fuss you can shut off one part from another.

On the top level you’ll find a large functional kitchen with open plan living and dining - all taking advantage of the sweeping views across to the water with floor to ceiling windows.
From here you can also step outside onto the large balcony.
The kitchen has plenty of storage and bench space with a gas cooktop, oven, and dishwasher. There’s also a good-sized pantry for even more storage solutions. Also upstairs is the main bedroom with en-suite and two good size bedrooms serviced by another bathroom.
From the main living area there’s a jarrah staircase leading to the ground level. Here you’ll find another generous bedroom and bathroom with private entry. This has direct access to the enormous triple garage below which offers plenty of room for a workshop/gym/business.
Just off the kitchen entry is a large undercover patio that separates the main house from the granny flat with double bedroom and en-suite. There’s a full kitchen with a 900mm oven and cooktop and large living area
The owner has run this as a successful licensed guest house with a great reputation with many repeat customers. This business could be continued, or you have a separate area and plenty of space when the family and friends come to visit…and they will!

It really is a must see – please call Tim Beeson on 0401048388 to organise an inspection.

Augusta overview

The most south westerly town in the state, Augusta was named by Gov. Sir James Stirling in May 1830. Until 2003 it was thought the name honoured Princess Augusta Sophia, second daughter of King George III and Queen Charlotte. In 2003 the book "James Stirling - Admiral and Founding Governor of Western Australia" a letter by James Turner is referred to which states "a town is purposed to be built named Augusta, County of Sussex, in compliment to the Duke". Princess Augusta Sophia died unmarried, and the "Duke" is most likely the Duke of Sussex, Augustus Frederick (Hanover), the 6th son of George III. He married Lady Augusta Murray in 1793, but the marriage was deemed a violation of the Royal Marriage Act, and was declared null and void in 1794. Lady Augusta Murray is most likely the person after whom Augusta is named.

Life in Augusta

Augusta is a town on the south west coast of WA and was predominately a tourist town up until the late 1990s when many people chose to retired to the region. The town is known for its major attractions such as Cape Leeuwin "where two oceans meet" and its impressive lighthouse. Augusta is dependent on professional fishing, timber and tourism. There is a local shopping centre in the area and two primary schools - Augusta Primary School and Karridale Primary School, with the closest secondary school Margaret River Senior High School.
