LOVE WHERE YOU LIVE

There is a particular pleasure in a home that has been renovated with restraint and understanding - where the original character of a place has been preserved rather than erased, and where owners understand that a good renovation is as much about what you leave alone as what you change. This brick-and-tile home in the Hills is exactly that kind of project: a thoughtful, room-by-room transformation that has produced something genuinely special - a home that feels simultaneously rooted and current - lived-in and loved in a way that takes time, and care, to achieve. It is the kind of place that is immediately easy to be in, and surprisingly hard to leave.

Most visitors will arrive through the boot room - a new addition crafted from the original verandah, accessed via a paved path that passes a lush greenhouse and a gable-covered alfresco area. It is a considered entry: salvaged jarrah-framed casement windows with sash stays, large floor tiles shot through with copper oxide, and a raw-edged bench seat set the tone immediately. An adjacent stylish laundry with a jarrah worktop and ceramic trough completes this functional, welcoming threshold.

The kitchen is the most gently handled room in the house. Its jarrah cabinets and breakfast bar sit naturally within the updated palette and a large east-facing window looks out across the lawn to the chicken coop and fruit trees. Jarrah floorboards lead you to the original 1970s panelled front door, which opens onto a south-facing concrete verandah with a timber balustrade. This impressive façade hints at the care taken throughout.

The family/dining room occupies the front of the plan: high ceilings, a generous south-facing window, and an open fireplace with a painted-brick surround fashion a serene living and entertaining zone. Reverse-cycle air conditioning and a ceiling fan mean this room works in every season.

Three large bedrooms are arranged off a central hall, each radiating warmth from the jarrah floors and feature views of the gardens beyond. New panelled doors with brushed handles are used across the plan, a gentle echo of the original front door and a small detail that binds the whole. The main bedroom is generously sized with built-in robes and split-system air conditioning.

The family bathroom is a highlight: textured wall tiles, a walk-in shower, a modern soaking tub, and vertically set glossy green tiles framing the vanity.

Outside, the 4,044 sqm corner block carries its own considerable country appeal - a brand-new powered workshop with concrete floor and double roller doors, an elevated greenhouse with misters and raised beds and a paved entertaining area. A small-fenced paddock, a chicken run, a plethora of fruit trees, a bore connected to garden taps and solar array provide everything you need to start a country life. There is ample room for a pool and space for a studio or ancillary accommodation.

Mundaring Primary School and Mundaring Christian College are metres away, and Mundaring Village is a short drive. The Heritage Trail and local sporting facilities are close at hand. Midland is roughly 20 minutes, Perth Airport is around 25 minutes by car and the Perth CBD is under 40 minutes away - Hills living without the sacrifice.

Mundaring overview

Permanent settlement in Mundaring began in 1882-84 when Mr Peter Gugeri established a vineyard south of the Eastern Railway. The first railway siding at Mundaring was named after him and for some years the area was generally known as "Gugeris". A later settler, M H Jacoby, took over Gugeris' vineyards in 1893, and named the business the "Mundaring Vineyard Company". The name came from an Aboriginal camp situated nearby and the meaning given to Jacoby by the aborigines was "a high place on a high place". The correct pronunciation was "Mundahring" but common usage has gradually converted this to "Mundairing".
