AN EXCELLENT OPPORTUNITY IN A GREAT LOCATION!

This is an absolutely awesome opportunity! Set on 822 m² block of land this is going to be amazing by the time you get through with it.

Yes, it needs some work, but we had it checked by a man who knows things, and the thing that he told us is that this thing is structurally sound!

IT IS WHAT IT IS
And what it is, is pretty fantastic! It's a four-bedroom, one-bathroom home. This design lends itself to making it into a three-bedroom, two-bathroom design. Something you could likely do without a great deal of difficulty. We've got great living space, and the kitchen is a good size too.
When I say it needs some work, it doesn't mean you couldn't move into it straight away. The bathroom is pretty good, the kitchen is fine, and you could continue on as it is for a long while yet. But if you are the kind of person who is looking to improve and prosper, then this is a remarkable opportunity.

AND THOSE VIEWS...
There ain't too many houses that sit higher on the hill than the houses on Ashley Drive. The ones over the road are a little bit higher, but in most cases, don't have the backyard positioned like this. Here, your alfresco living is all at the back of the house and you enjoy a spectacular outlook from here.

The great thing about the view from here is that you don't have to look down, because if you do look down, you'll see the backyard. Now THAT needs a whole lot of work. There used to be a swimming pool out here, but that is long gone, and now we have a bit of a jungle. It's a great 822 m² block, however, so putting in the effort to improve the backyard will certainly reward you. Besides, it will likely be someone in a bobcat doing the work and the heavy-duty machinery doing all the heavy lifting... so I'm not sure what you're complaining about. Maybe you got spiked by that cactussy thing? Either way, it's all going to be worth it in the end.

WHERE IT IS
Everyone loves Clifton Hills. It's on the doorstep of nature but sits alongside great schools, beautiful parklands, excellent cafes, shopping centres and more. It's all the peace and quiet within easy reach of all the essentials of modern life. Perfect.

FREQUENTLY ASKED QUESTIONS

IS IT RENTED?
No, it isn't. The owner will vacate at settlement.

DO WE HAVE A STRUCTURAL REPORT?
Yes. We'll share it when you come up to see it. It has maintenance stuff that needs doing. The gutters will want replacing. That whole garden thing wants doing. But garden's aren't really structural, right? It's an "as-is, where-is" sale. Things will be what they are.
