BUILD YOUR IDYLLIC RETREAT

With a far-reaching outlook over rural land and the bush reserve flanking nearby Kalgan River, this beautiful residential block of 4,052sqm presents an outstanding opportunity for establishing an enviable lifestyle.
The idyllic property is among similarly sized holdings in an exclusive rural enclave with fishing and riverside walks almost on the doorstep.
It is a peaceful sanctuary promising privacy and country life, an oasis of calm to retreat to after busy days and revel in the quiet and natural surroundings.
A blank canvas for choosing a house site to make the most of the view, the land slopes gently down from its cul-de-sac access.
It is fenced and cleared except for some original timber near the bottom boundary and has ample space for building a home with a generous footprint as well as sheds, gardens, rainwater tanks and a chook run, with areas left over for planting an orchard and a vegetable patch. Power is at the boundary, ready for connection.
Bringing up the family on the land is the dream of many parents, and there’s plenty of scope here for active children to run amok in nature’s playground.
The zoning is Rural Village, and owners are assured that the integrity of the settlement is protected by the City of Albany’s Kalgan Rural Village Structure Plan. This promotes a sense of community and governs development of the zone for social, economic, and environmentally sustainable benefits to all residents while protecting the natural and cultural heritage.
While this delightful property enjoys a picturesque natural setting, it’s within easy reach of essential services. Great Southern Grammar is roughly a 10-minute drive down the road and World class beaches and the boat launch are a little further.

Kalgan overview

The townsite of Kalgan is located in the south coastal region, about 21 kilometres northeast of Albany. It was gazetted a townsite in 1912 following the opening up of land in the area, but land had been put aside for a townsite here in 1837. The place was named "Wyndham" on an 1839 map of the area, but there was no subdivision or land made available in the townsite. It is recorded that it was to be the site of a farming community for the Society of Friends (Quakers), but there is no evidence that any Quakers ever settled in the area.

As there was already a Wyndham in the Kimberley when the town was gazetted in 1912, the name Kalgan was chosen for the townsite. Kalgan is the Aboriginal name of the river on which the townsite is situated, the name being first recorded by the explorer Dr A Collie as "Kalgan-up" in 1831. It is said to mean "place of many waters". The river had earlier been referred to as the "French River", since the French explored it in 1803.
