Premium outlook on life

• 450sqm freehold strata titled ‘Cottage’ lot
• 108sqm Exclusive Use Area (EUA) productive garden
• Premium position in Cluster 3A of the Witchcliffe Ecovillage

7 Balagarra Lane is arguably the best Cottage lot in well-established Cluster 3A of the Witchcliffe Ecovillage due to its unobstructed central view corridor through the spine of the beautiful community garden.

The 450sqm lot is located on private Balagarra Lane, which is shared with only four neighbours and acts more like a driveway. Here, you can enjoy the peace and quiet of no passing traffic.

There are precious few Cottage lots currently available in the Witchcliffe Ecovillage, so this is a rare opportunity to grab a slice of the good life and enjoy unfettered north-facing parkland views.

In addition to the freehold strata titled house lot, there is 108sqm of Exclusive Use Area (EUA) productive garden in which to grow fruit, vegies, flowers and herbs using dam water for reticulation.

Like all Ecovillage lots, 7 Balagarra Lane has been oriented to ensure maximum solar gain into your passive solar home with living areas facing north. The lot is designed for rear loading off the private laneway on the south with plenty of room for a carport beside a rainwater tank. All homes in the Ecovillage must be built in accordance with the Sustainable Building Design Guidelines, which ensure excellent thermal efficiency and performance thereby drastically reducing the need for heating and cooling. Of course, this also cuts your living costs, which are already low thanks to 100% self-sufficiency in water and electricity. All Ecovillage lots are deep sewered thanks to its licensed wastewater treatment plant.

From this location, the Village Square, Community Centre, future Ecovillage pub, and the Witchcliffe town centre is but a mere stroll away. The town is undergoing an exciting transformation with new favourite haunts, Marmalade Witchcliffe (local produce store and social enterprise) open across the street from popular Dear Darnells in the Witch and Windmill, as well as Vinters wine bar and Borrello’s cellar door on the main street. Witchcliffe is a-buzz!

Witchcliffe overview

The townsite of Witchcliffe is located in the south west agricultural region, 286 kilometres south southwest of Perth and nine kilometres south of Margaret River. In 1924 the government extended the railway to Witchcliffe, and at first selected the name Newralingup for the siding, but the name Narawary was approved. However, a Post Office named Witchcliffe had already been opened when the railway siding was named, and Narawary siding was renamed Witchcliffe in February 1925. Also in 1924 interest was shown in blocks of land at Witchcliffe Siding, and after investigation a scheme of subdivision was planned, lots surveyed, and a townsite gazetted in 1926.

The name Witchcliffe was first used in this district for Witchliffe Cave, the name being recorded by a surveyor in 1900. The name was probably given by the Bussell family who settled near here in the 1850's, naming their property "Wallcliffe House". Both the homestead and the cave are in an area of coastal cliffs, hence the "cliffe" part of the name.
