Horace Basil Lodge.

This majestic property has been lovingly created, lived in and cherished by the same family for the last 50 years but time moves on and now this truly unique opportunity, set privately amongst 2813m2 of picturesque parklike grounds, is available for new owners to create their own lifelong memories.

The classical English Tudor dwelling was designed by a leading Perth Architectural firm and built to quality standards. Generous in both the number and size of rooms the home comprises 4 bedrooms, all with built in robes, sumptuous formal lounge with open wood fire, lavish formal dining room, casual living/family room, a study/library, 2 bathrooms and 2 toilets. The internal décor is both soothing and welcoming and most rooms enjoy wonderful views of the stunning environment the home is delightfully nestled amongst. There is also oversized double garaging with internal access and ample storage throughout.

If the house hasn't tempted you yet then the outside will - a breathtakingly gorgeous setting, in keeping with a true traditional manor house style, the internal walled formal garden gives you a secluded and safe space for the family to enjoy and entertain on any level. A magnificent pool, formal lawn, pergolas draped in fragrant plantings and water features combine to create a stunning tranquil setting fit for any occasion. Venture further and you will discover the informal gardens featuring age old trees, expansive lawns, duck ponds and waterways which is itself a wonderful natural haven and yet another place to relax and for kids and pets to explore.

Amazingly this property still offers more as this huge parcel of useable land has a second street access off Tindale Road (cul-de-sac) which may allow for further development.

Horace Basil Lodge is a genuine once in lifetime opportunity, which words simply can't do justice to, and we have no doubt will impress upon inspection.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
