Regal, opulent living enveloped by this magical Falls Road wonderland will have buyers, who enjoy the finer things in life, salivating. Situated within Lesmurdie's desirable and tightly held Falls Road precinct, this craftfully extended and renovated Circa 1967 residence radiates a street side charm and intrigue which exceeds expectations once inside.
The floorplan is generous, functional and oozes grandeur throughout. The main, central living hub of the home combines kitchen, dining/family and is open in design. This space spills out to an adjoining, wide verandah/patio which not only provides knockout views of the majestic block below but enables indoor and outdoor living to fuse effortlessly. The master suite is reminiscent of something you would expect in a manor style resort, combining space and convenience with its large built-in robe and stylish ensuite. Both additional bedrooms are doubles, include built in robes and share the services of a good size main bathroom with separate toilet. A gorgeous lounge room, complete with feature wood look gas fire is located adjacent to the main living hub which will comfortably accommodate those requiring a second living area.
The large 2383m2 block is not only unique but equally enchanting. Lush, landscaped gardens combine with a practical lawn area, semi shaded by a wooded wonderland, fishpond and year-round creek providing the idyllic venue for hosting gardens parties and celebrations with family and friends. A single carport plus single garage caters for vehicle parking along with a section towards the lower portion of the block providing a suitable option for additional parking of trailers, boats or caravans. There is also a vehicle accessible workshop, garden shed plus a semi enclosed under croft space adjacent to the garage which would make a great activity, hobby or gym room.
Such a fantastic location with the Falls Road Primary school within a stone throw, St Brigid's and Mazenod colleges within close proximity along with the Ray Owen sporting complex. The magnificent Lesmurdie Falls plus an abundance of mountain biking and walking trails are all nearby. All this within approx. 30 mins of the Perth CBD and approx. 15 mins of the Perth airport.

Move with Alinta EnergyLike Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
