Elevated, Expansive & Enchanting
Who would of ever thought there were properties still like this left in Lesmurdie! Situated on over an acre in actual fact 5299m2, which is nearly unheard of today, in the most beautifully elevated and commanding position amongst the treetops. Its unique large land holding not only provides privacy and sprawling space but the potential opportunity to subdivide (subject to relevant authority approval) due to its R5 zoning or a future granny flat making this property look even more exciting.
This one of a kind estate has been the love of the current owner for the past 28 years and yearns for a family or couple who will cherish this home as much as they have and make many more great family memories and may even take advantage of the convenience Falls Road Primary school virtually on your door step. Whoever the baton gets passed onto they will love every aspect of this property including the handsome and enchanting country homestead. Built originally in 1964 and then extended in later years, it has not only carefully infused the old with the modern but also turned a humble 60's home into a generous four bedroom 3 bathroom home plus study, with the option of two separate master bedroom suites. In addition to the versatile bedroom and bathroom layout its living areas cater for the family market now too with a huge open plan living area that comprises a super spacious country style kitchen, meals area and family room all of which dovetail with the alfresco area and pool and taking full advantage of the elevated vistas. On the more formal side of living you have a separate formal dining and stunning regal lounge room with Jarrah floors, large picture windows and old school Kerosene feature fire place that also dovetail with a second outdoor entertaining area equipped with pizza oven and bar.
Turning our attention to the outside, one may think living on the side of a hill you may not have much flat useable ground but this is definitely not the case, once you travel past the small orchard on the right hand side of the driveway and reach the summit "the home", you are greeted by a sprawling front lawn area enveloped by lush hedges and easy access to double garage and plenty of turning room. At the rear of the property is additional guest parking and a huge back yard lightly timbered with a large workshop.
If you are searching for the ultimate family retreat or future nest egg do not miss this opportunity as they are few and far between in this market!

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
