Valley views close to town

This is a unique opportunity to purchase a cherished family property which has been enjoyed and cared for by generations.
The home enjoys picturesque valley and forest views and abundant wildlife all just a few kilometres from town. It also comes with subdivision potential.
“Moonleaze” (an old Anglo-Saxon term for Moon over the fields or leas) is a beautiful 3.3 ha block overlooking the Yalgardup Creek gulley.
The home faces East to make the most of the magnificent sight of the moon rising over the valley, which on a full moon is breathtaking.

Designed by the owners, the solid double brick house is in very good condition and is perfectly nestled high on the Northeast corner where it’s protected and maximises the view.
It was built with family in mind and many great memories have been made here by the children who had the good fortune to grow up in this pristine natural space.

The 3 bed x 1 bath home offers plenty of space and plenty of opportunity to update. It includes a large open living space with exposed beams looking out on to the valley. This opens on to a lovely north facing alfresco letting you enjoy the outdoors protected from the southwest winds.

The kitchen, with its solid cabinetry is fully functional and offers plenty of storage space – and again offers valley views.

The house is surrounded by native gardens and rockeries which attract a myriad of native wildlife. Families of blue wrens, red tail fire finches ,possums and bandicoots have also made the grounds of Moonleaze their home.
In the orchard you’ll find mature fruit trees including citrus and stone fruit and a green house.
There’s a mature French Oak tree, planted by the owners from an acorn when the block was first purchased 40 years ago.

The property also includes a large shed which is powered and lit, and serviced with an electric garage door.

Lovingly nurtured for over 40 years by an environmentally conscious community minded couple, Moonleaze is a reflection of the owner’s commitment to the region. A place like this is unlikely to come on the market again for at least another 40 years.
This is a rare opportunity to buy a beautiful piece of land and some Margaret River history.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
