For a tranquil, comfortable and relaxing Perth hills lifestyle, look no further than this beautifully-presented 4 bedroom, 1 bathroom home on a huge 972sqm (approx.) block with a massive backyard and heaps of room for a future swimming pool, if you desire.

Inside, a sunken front lounge room with low-maintenance timber-look flooring, a pot-belly wood fireplace, a raked ceiling and split-system air-conditioning is splendidly overlooked by an open-plan dining area (with a storage cupboard) and a tiled kitchen - the latter coming complete with feature down lighting, a storage pantry, double sinks, a ceramic cooktop, Euro oven, stainless-steel Bosch dishwasher and pleasant views out to the yard. The pick of the carpeted bedrooms is a front master with mirrored built-in wardrobes, a leafy garden aspect to wake up to and the satisfaction of being positioned next door to a fully-tiled and renovated bathroom, comprising of a shower, separate bathtub, toilet, heated towel rack, stylish light fittings, a toilet and vanity.

Close to schools - including Falls Road Primary School, Mazenod College, St Brigid's College and Lesmurdie Senior High School, shopping, transport, the spectacular Lesmurdie Falls National Park, bus stops, major arteries, childcare centres and outstanding community and sporting facilities and the heart of the old Kalamunda town centre, you will be impressively surprised by the total quiet and convenience on offer to you here. Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
