Location, Location with Views!

If you are looking for a family home or one that's big enough to accommodate all of the family on holidays, check out this split-level home with a versatile floorplan and ocean views! A short walk (120m) will find you on the limestone path to the beach, and before you know it you will be dipping your toes in the clear blue water!

Built in 2007, this commanding residence is split over three different levels.
The front door enters from a decked landing into a good-sized living area, featuring a large window securing ocean views to the north west. Another room is situated behind double glass doors, with a wall of built-in cupboards and a door to the outside – this would make a perfect hobby room or a large home office.

The master bedroom also occupies this level of the home with Jarrah floors, a ceiling fan and a walk-through dressing room through to the ensuite. The ensuite is generous in size with a fully screened shower, toilet, vanity, and a linen press - handy for storing towels.

Jarrah stairs from this level lead down to the double garage or up to the next level where you will find a good-sized computer nook with BIR. There are two generous bedrooms on this level, both finished with white timber venetian blinds, Jarrah floors and have built-in storage. The family bathroom is adjacent to these bedrooms with a fully screened shower, toilet and vanity.
Another set of stairs leads to the main living area of the home – this is where the views become spectacular. A timber pole provides a unique feature to this space.

The generous kitchen has a good array of high gloss cupboards, drawers, and corner pantry for storage, complemented by stone-look benchtops. A Indesit stainless steel freestanding stove will impress the chef, along with a stainless steel rangehood and a dishwasher. A breakfast bar provides a good spot for casual dining.

A good-sized dining area enjoys some of the best views, which you can also see from the kitchen. There is a cosy lounge with north facing windows and a RC air con unit. A separate games area is the perfect place for the bar or pool table and enjoys some of the best views from this level. Depending on your preference, this area could be separated by double doors.

The laundry is housed at the front of the double garage, where you will find a benchtop and ceramic trough.

Outside you will find:

• A decked area on the north side of the home – perfect for installing a shade sail and relaxing outside for a BBQ.
• A number of limestone retained garden beds, perfect for the home veggie garden.
• Two small sheds at the rear of the property, providing storage for garden implements and any toys you might require for an active seaside lifestyle.
• A number of windows have been fitted with roller shutters, providing extra insulation and protection from the elements.
• Side access to the southern side of the home through a large gate.
• Approximately 5KW solar system to keep utility bills as minimal as possible.

They say location is everything, and this one certainly ticks boxes in that department for those that love to be close to the beach!

Binningup is a south western coastal townsite located 127 kilometres south of Perth and 30 kilometres north of Bunbury. By 1962 there was only one resident in the area, but many homes were built in the following few years. At the request of the Shire of Harvey, Binningup was gazetted a townsite in 1963.
