OMG Something Different

OPEN FOR INSPECTION 1-2pm SUNDAY 1 st October or BY APPOINTMENT

This substantial one off architect design property boasts quality throughout and really needs inspecting to appreciate all that is on offer.
With ever increasing regional building costs this property is looking better value all the time.
Built in 2013 by local builder Lou Nairn, this 3 x 2 home would be suitable as a shared property and is also great to entertain family and friends visiting as there are separate living areas with gourmet cooking facilities upstairs and more modest amenities downstairs.
The double brick walls of the ground floor with suspended concrete above exude the solid feel of this home. The top floor with fantastic inland views that change as the day unfolds invites the outside in and the owners often open the triple sliding doors for that feeling of freshness.
Jarrah decking surrounds the home and top floor balcony. Quality Karndean flooring, plush carpets to the bedrooms and floor to ceiling black tiles in the bathrooms set the tone.
The unique sheltered entry to the front of the home through the reticulated tropical garden and by the bamboo fencing softens the sometimes stark Kalbarri conditions.
All the living areas have their own reverse cycle airconditioner and ceiling fans.
The two ground floor bedrooms have double sliding door robes and share the bathroom with spabath, granite benchtop and stone sink. The separate toilet is adjacent.
The ample laundry leads directly to the clothesline on the north and again has granite benchtop and uniform black tiles.
The downstairs living area with kitchenette allows guests space to stay and enjoy.
This is complimented by the triple sliding doors opening to a private courtyard.
The rear access double garage has doors on both sides and comprises a separate storeroom on the north.
A garden on the south could easily be converted to accommodate a small dinghy.
There is also a vacant 295sqm lot at the rear which available for sale separately.
Going up the open airy staircase gives you a feeling of space. With the combined kitchen lounge and dining it is hard to get past the panoramic inland view which draws you to the balcony on the eastern end and continues to the main bedroom in the west.
The modern kitchen with matching Fisher and Paykell appliances consist 90cm dishdrawer, 90cm electric oven and gas cooktop with matching rangehood and fridge with freezer draw below. A walk in pantry and generous cupboard space complete the scene and invite the feeling of entertaining.
From the living area there is a toilet with hand basin allowing guests access without needing to visit the separate ensuite of the spacious main bedroom.
A massive walk-in robe accommodates with ample space.
There are also storage cupboards upstairs downstairs and below the stairwell.
A very short walk to The Blueholes for a swim or even to ride your bike to the point for a surf locates this home perfectly on the edge of town.
A five minute walk to school and a further five minutes to the Pub allows for easy access and the ability to leave the car at home.

Kalbarri overview

Kalbarri is a coastal resort and fishing town, 589 km north north west of Perth. It is located at the mouth of the Murchison River, the area becoming popular in the late 1940s as a tourist and fishing resort. In 1948 the government decided to declare a townsite here, and following the survey of lots the townsite was gazetted in 1951.

The name of Kalbarri was chosen from a list of Aboriginal words compiled by Daisy Bates in 1913. It is a man's name from a Murchison tribe, and also the name of an edible seed. The Aboriginal name for the area of Kalbarri has been recorded as "Wurdimarlu".
