Prepare for a daily life filled with nature's delights such as incredible bird life and ever-changing light on the trees, and the magical silence at night interrupted only by the sounds of the owls.

Over 4 acres in size, this premium property affords peace and privacy with its landscaped grounds and privileged karri forest setting, whilst being only 2.7km from the top of the Margaret River Main Street and 8.9km from the beach.

A double carport, enclosed on three sides, allows covered entry to the charming home and also connects to the lovely studio. The sheltered porch and stained-glass entry draws you into the most welcoming living room featuring raked ceilings with exposed beams, bush poles, Blackbutt timber flooring, warming woodfire (in addition to aircon), and fabulous garden views on two sides. The dining area opens to an extensive paved area with an alfresco and a gazebo overlooking reticulated lawns and garden beds.

A chef's delight, the renovated kitchen has a double oven, electric cooktop, built-in pantry, double sink with garden views, and stone benches with a breaky bar.

The master bedroom has a lovely bay window with sliding door, a built-in robe and an ensuite bathroom with shower, vanity, heat lamps, heated towel rail and toilet.

The west wing of the home features two bedrooms with double robes; an office/kids' room with single robe; 2 x linen presses; a fantastic art-deco family bathroom; and a spacious laundry with toilet.

The 6m x 6m studio room with 3m timber deck, has a kitchenette and could have a bathroom added if desired to create a self-contained apartment. A reverse cycle split system air conditioner adds comfort and, with the glorious views to be enjoyed, this space is perfect as a private artist's retreat, or for running a home business.

Lovely established gardens surround the home and are reticulated from a rain tank, but there is scheme water to the property. Further features include a large, lined storeroom with a window on the eastern end of the home, and there's both a woodshed and a garden shed.

And now, for the piece de resistance - one of the best sheds you will have seen in a long while…! 16m x 7m in size and colorbond green to blend into the environment, there are three separate workshop spaces. There are rolling doors at each end; an extra high sliding door enables caravan storage; and a glass sliding door provides extra access at the western end that has been used as a pottery studio. As you can see, there's plenty of room here for multiple pursuits, a range of toys, and that all-important general storage space.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
