Owner says it's time to sell - All offers over $800k now presented.
Properties like 5 Warren Road, Maida Vale are among the most sought-after opportunities in the current market. Offering genuine subdivision potential, this property sits on a flat and level 814sqm (aprx.) block with R12.5/R30 zoning, presenting excellent retain-and-build possibilities for developers, investors, and forward-thinking buyers. This property will be sold, As-Is.
The existing home is well-positioned on the block and provides access down both sides of the property, giving you flexibility when planning a future rear development. With only the carport on the left-hand side needing removal, the pathway to creating a second residence at the rear is already largely in place. Opportunities like this, where the development potential is so clear, are becoming increasingly rare.
The home itself is comfortable and functional, making it ideal for young tradies seeking a renovation project or investors looking for an immediate rental while planning future development. Inside you'll find three well-sized bedrooms, solid timber flooring, and multiple living areas, offering a practical layout for singles, couples, or young families. Outside there is also drive in access to a large workshop which offers extra parking or storage. With some thoughtful updates, the property could easily be transformed into something truly special.
While the home provides great value, the true appeal lies in the land. With the current zoning allowing for additional development, a strong trend right now is from forward thinking local homeowners looking to secure a sub-divisible property for their kids in the future. As a parent of 3 I can relate, as everyone is wondering how the kids will ever get started with prices skyrocketing. Recent sales evidence suggests that rear block (once developed) would be worth close to $400,000, highlighting the strong potential upside.
Located in the increasingly popular suburb of Maida Vale, the property appeals to a wide range of buyers. It is particularly attractive to those moving down from the Kalamunda hills looking for a more manageable block, as well as first-home buyers seeking an affordable entry point into a well-connected foothills community. The suburb offers great schools, a strong community atmosphere, and convenient transport links, making it an excellent place to live or invest.
Opportunities like this do not come along often.

This area was first settled in 1873 by William Henry Mead. He built a home in the Ridge Hill area, and established an orchard named "Orangedale". The name of Maida Vale was chosen as the district name by a public meeting of local residents in 1910, and comes from the property name of another early settler, Mr W H McCormack. It is assumed that the name was derived from that of the west London suburb of this name, which in turn is named after Maida (S. Pietro di Maida) in Calabria, Italy. The British Army defeated the French there in 1806, and in commemoration of the victory Maida Hall and Maida Vale were named.
Within the suburb there is a primary school, Maida Vale Primary School, a golf course, numerous parks/ovals, small shops, and a heated swimming pool. Maida Vale retains areas of natural bushland and is not completely built-up with housing.
