Be surprised - all the boxes are ticked here!

Everyone who visits this property is surprised and delighted by just what hides behind the modest facade - a beautifully spacious home with a great feel and loads of room for everyone; a brilliant covered outdoor living area; spacious yard with lawn and garden beds; great shed that is fully lined and has been divided into two rooms; and extra covered storage down both sides, and a hot and cold outdoor shower!

The property nestles in the older part of Margaret River's east side of town not far from the river and trails, and it has the relaxed vibe of a home and garden that sits comfortably alongside its well-established neighbours and over the road from a pretty park.

One of the key features of this property is the adaptable floor plan that creates a surprising sense of space and flexibility when compared with its peers. Inside, that roomy feeling is accentuated by the extra-large fourth bedroom that can convert to a large second living area at the rear, and this opens onto the alfresco. There is also a great multi-purpose space that could be utilized as an extra study nook, cosy reading or sewing area, kids' play room, or the excitement centre for the gamer teens.
The covered, paved, north-facing alfresco with extended decked area enjoys a great position connecting to the lawned backyard that includes vegetable beds and fruit trees plus a powered shed/workshop - this fantastic shed is fully lined and has two rooms allowing space for various activities.

The property is securely fenced for privacy and to ensure peace of mind and safety for parents of younger children, or people with pets. Through the side gate are cleverly-created, super-useful storage alcoves, and an outdoor hot and cold shower is convenient for your post-beach rinse-off.

That outdoor family atmosphere and fun can get even more vigorous because there is a lovely park and play area within a stone's throw from your front door - also great for walking the dog. Or if you want to extend yourself, it's not far to the Darch Brook trails or the Margaret River itself with its shady forest walks and mountain-bike trail network.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
