Rare Development Opportunity with Stunning City and River Views!

This is an amazing opportunity to create your own family mansion with separate dwellings for extended family members or, subject to council approval and allowing for driveway access, potentially build up to seven homes as a grouped dwelling, or design a unique apartment complex on this 2,470sqm riverside property, with sweeping views of the city skyline, Optus Stadium, the Matagarup Bridge and the winding expanse of the majestic Swan River.

The approximate block dimensions include a 26m frontage and a length of 98m, and with the R30 zoning, a development can have a minimum lot size of 260sqm and an average lot size of 300sqm.

The brilliant location is only 6km from the CBD and offers the perfect lifestyle, with the nearby Maylands and Mt Lawley café and shopping strips, and a huge variety of bars, restaurants, parks and sporting amenities. The property is also within the intake zone for the coveted Mt Lawley Senior High School, with Perth College and Trinity College also close by.

The key feature that will impress the buyers targeted in the sale of a future development will undoubtedly be the fact that this property possesses one of the most stunning views on offer in suburban Perth. This will anchor the premium price that can be expected for any luxury home design that occupies the property.

This is not just another partial city skyline view. In one line of vision, without having to turn your head left or right, you are captivated by the brilliant neon light show gleaming across the river from Optus Stadium, the Matagarup Bridge and the entire city skyline. This lends itself to creating a home design with multiple viewing points, including balconies, sun decks, and living and bedroom areas with floor-to-ceiling windows that will beam natural light throughout the home.

This super-sized block sees the land at the rear sloping down towards the river, creating the ideal situation to clear the land for a tiered development, allowing multiple viewing vantage points for any style of development, with the likelihood that two-storey homes with a third level under an A-framed roof could take full advantage of the amazing views, subject to council approval.

It is unlikely that a buyer will want to attempt to renovate the current three-bedroom, one-bathroom home, as the focus of a buyer is expected to be to demolish and design one or multiple executive properties worthy of this premium location.

Simply living on Kirkham Hill Terrace means that you will be situated in one of this precinct's most desired locations, with an entertaining lifestyle on offer through all the local amenities.

These include launching your boat at the nearby Maylands Public Boat Ramp, enjoying a round of golf with friends at the Maylands Golf Club, or hopping into your boat and sailing down the river from the Maylands Yacht Club. Try fishing at the nearby East Street Jetty, jog, run, walk or ride along the riverside cycle path, or hop into your kayak and paddle to Claisebrook Cove or further to Elizabeth Quay.

With the Maylands café strip within walking distance, it's easy to catch up with friends for dinner, coffee or a beer, or hop on the train at Maylands Train Station to travel into the city or continue on to Fremantle for a day out.

This is a rare offering, with very few blocks available that provide the views and potential this land offers.

Maylands overview

Maylands is a riverside inner-city suburb approximately 4.5 kilometres northeast of Perth, serviced by the Midland railway line on the northern bank of the Swan River. In 1896 the name "Maylands" was first used to identify the area, appearing on a poster advertising a land auction. However the exact reason how the area got its name is something of a mystery.

The suburb was once a source of clay for brick and tile making at Maylands Brickworks, and the pits from these activities are now part of a golf course and residential area. It was home to Perth's main airport until the early 1960s, and the facilities were converted to a training area for the Western Australian Police Service.

Life in Maylands

Maylands is known as a cultural and creative hub as it is home to The West Australian Ballet Centre and home to the WA Youth Jazz Orchestra. In recent years, new bars, cafés and restaurants, along with gourmet food and retail outlets have all contributed to an ongoing transformation of the town centre into a lively, diverse and inclusive destination. There are numerous shopping centres in the area, 15 parks and reserves and two primary schools.
