Live the Life you Love

If you are looking for a modern home that's great for outdoor entertaining and has room for the caravan & boat as well as having a shed for the man of the house, then don't be shy in checking out this beautiful property.

Built in 2004 this home has been lovingly renovated by the current owners and you will be impressed by its immaculate presentation both inside and out!

Behind the rosemary hedge and the shady Peppy tree you will find a large paved area at the front of the home, where the manicured gardens give an insight into the quality that lies within, so step into the portico and through the front door, where you will find:
• The master bedroom is situated at the front of the home and has plenty of space for a King-Sized bed and occasional furniture. A walk-in robe and ensuite with shower, vanity and toilet complete the master suite.
• A second living area is adjacent to the master suite which would also make a perfect home office or just enjoy as a cosy space for TV watching.
• The open planned living area is situated at the back of the home, with the unique angles providing a different space to most homes of this era, a dining area and lounge area are easily configured. Large windows and a sliding door flood the area with natural light and provide easy access to the outdoor entertainment area. A Jarrahdale tile fire provides warmth in the winter months.
• The kitchen becomes the sociable centre of the home, with a breakfast bar for casual dining. The colour scheme of white marble look benchtops and soft olive-green cupboards adds to the coastal feel of the home. All the conveniences of a built-in pantry, overhead cupboards, fridge recess, Dishlex dishwasher and Westinghouse appliances, make this kitchen a great workspace.
• The laundry is conveniently located next to the kitchen and has bench space, under bench & overhead cupboards plus a front loader washing machine.
• A door separates the main living area from the minor bedrooms, both of which have built in robes.
• The family bathroom has a shower, bath and vanity with stone benchtop. A separate toilet is nearby.
• The home has near-new timber look vinyl floors throughout the living areas and plush carpets in the bedrooms. Ducted air conditioning will keep you cool in summer and warm in winter if you don't have time to light the fire.

The outside of the home is well suited to those that love an outdoor lifestyle with:
• Double garage with new auto tile door which has a personnel door to the back patio and shoppers access to the home.
• Large paved area at the front of the home which can be used for additional parking and provides a great parking spot for the caravan.
• Massive gabled patio that runs along the north and east side of the home, with retractable outdoor blinds that make this perfect at any time of the year.
There is plenty of space for the BBQ as well as lounge and dining areas.
• 6m x6m powered shed for the home handyman and a lean-too off one side, perfect for the dinghy. A small rainwater tank collects water from the shed which is handy for garden use. Side access through double gates provides easy access to the shed and extra parking if needed.
• At the rear of the home is a powered lockup storeroom and there is also a garden shed.
• Reticulated lawns and gardens. You essentially have your own private orchard with lime, mandarin, pomegranate, orange, nectarine, plum, fig, loquat, almond & olive trees all scattered around the yard.

If you are not looking for a huge home but need a shed and room for the caravan, then this property will tick all of the boxes. There is nothing left to do but move in and enjoy the relaxed seaside lifestyle that Binningup has to offer.

Binningup overview

Binningup is a south western coastal townsite located 127 kilometres south of Perth and 30 kilometres north of Bunbury. Binningup takes its name from "Binningup Beach Estate", a name used by a syndicate of Harvey people who subdivided the area in 1953. By 1962 there was only one resident in the area, but many homes were built in the following few years. At the request of the Shire of Harvey, Binningup was gazetted a townsite in 1963.
