UNDER OFFER BY JARROD O'NEIL

Boasting its own driveway and a prime street-front position in sought-after “Hepburn Heights”, this surprisingly-comfortable 2 bedroom 1 bathroom over-55s villa is as functional and versatile as they come.

A splendid portico entrance invites you inside, where you are greeted by a spacious open-plan living, dining and kitchen area – split-system air-conditioning, gas bayonet, ceiling fan and all. The kitchen itself is neutral in tone and plays host to a storage pantry, a Westinghouse four-burner gas cooktop and a Chef oven.

Double doors reveal a carpeted study – or activity room – that makes for an ideal home office, reading retreat or quiet zone. Also carpeted for comfort are the two huge bedrooms – inclusive of the north-facing master suite that overlooks the front lawn and gardens, whilst boasting split-system air-conditioning, full-height built-in wardrobes, a ceiling fan and semi-ensuite access into a practical bathroom – shower, vanity, under-bench storage, toilet, skylight and all.

The second bedroom, like the main hub of the layout, seamlessly extends to a terrific under-cover patio-entertaining area at the rear, alongside a drying courtyard with a clothesline. A lock-up storeroom and an outdoor hose shower help make up the rest of the back garden, amidst chirping local birdlife.

A separate laundry is graced by a feature skylight, a separate second toilet is another tick to the layout and built-in side-by-side broom and linen cupboards occupy the hallway.

Become instantly immersed in nature upon stepping foot outside, with breathtaking conservation bushland just footsteps from your front door — a serene, soul-soothing backdrop that feels a world away, yet keeps you wonderfully connected. Everyday essentials are effortlessly within reach too, with fantastic local eateries, early-learning facilities, St Stephen’s School and even Greenwood Train Station all an easy stroll away.

Beyond that, convenience truly kicks into gear. Multiple bus routes, sprawling neighbourhood parks and more quality schools — including Padbury Primary School, Duncraig Senior High School, Padbury Catholic Primary School, Sacred Heart College and St Mark’s Anglican Community School — are all mere moments away in their own right.

When it’s time to shop, dine or unwind, you’re spoilt for choice. From local shopping villages to the retail and entertainment mecca of Westfield Whitford City, plus the iconic coastal attractions of Hillarys Boat Harbour, Hillarys Beach Club and the crystal-clear waters of glorious Mullaloo Beach — everything you could ever want is right at your fingertips. Add in the nearby Craigie Leisure Centre, and you’ve got a lifestyle that’s as convenient as it is captivating.

Padbury overview

Padbury was named in 1971 after the notable Western Australian settler Walter Padbury (a street in Padbury is also named him, Walter Padbury Boulevard). Several locations in the north section of Padbury bordering on the main road of Whitfords Avenue take on the name Whitfords. The South East corner of the suburb also goes by the name of Hepburn Heights and the most eastern part of Padbury is often called Pinnaroo Heights.
