Location Location And R60 Zoning!!!!

This would have to be one of the best positioned properties on the market. Just down the road is Magnolia Road Reserve which connects you to Hawaiians Forrestfield if you turn left or Woodlupine primary if you walk right.

Inside the home, you'll find a great-sized master bedroom complete with a built-in robe and split-system air conditioning, along with a good-sized bathroom. Bedrooms two and three are also well-proportioned, each featuring a robe recess or built-in robe.

The kitchen and laundry are both generously sized, while the home offers a large main living area plus a separate meals area adjacent to the kitchen, providing plenty of space for everyday living.

This home does need some upgrading however the property can be moved into/leased straight away and be worked on as you go

The other key feature of this property is the R60 zoning. This represents the highest residential density coding in the foothills which will allow for a development with multiple dwellings, or there is scope for a standard 'retain and build' style development (subject to council approval and removal of the carport). If developing isn't for you, that's ok … if you have a choice to buy this property and land bank it could bode well for the future.

Whether you're looking for a home in a convenient location, an investment with future potential, or an opportunity to explore subdivision options, this property is well worth your consideration.

Forrestfield overview

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.

Life in Forrestfield

Forrestfield is home to the Hartfield Park Recreation Centre which includes an indoor stadium for various sports, an 18-hole golf course, equestrian centre, nature park and lake. The main shopping centre known as the 'Forrestfield Forum and Marketplace' is home to 52 stores. There are a range of other retail establishments scattered throughout the area.

There are also a range of primary and secondary schools in the area and construction is currently underway on the  Forrestfield-Airport Link which is scheduled to open in 2021 and will connect Perth Airport with the city. A Forrestfield train station is included in this development.
