SOLD- Something Special

You're in luck! You've possibly just found one of Forrestfield's best buys. Welcome to 40 Lincoln Road. Featuring a supreme location opposite awesome open parkland and the convenient Forrestfield Centro shopping district. This large four bedroom one bathroom property has been lovingly renovated and carefully updated throughout. Designed to LIVE in and not just to LOOK at. There's established fruit trees, a huge powered workshop and an astonishing zoning of R25/60 which actually allows for retain and build subdivision potential. Incredible.

On your arrival you will notice that this property makes complete use of the larger 710 sqm block. It is fully fenced with a secure electronic gate that leads through to a large powered workshop. Outside there are two large patio entertaining areas, a standalone gazebo and mango trees. A big backyard with everything that you have been looking for and more.

All of this (except for the workshop) can actually be retained should you ever decide that you want to subdivide - and subdivide you can! The positioning of this home allows for the coveted 'side by side' dual street frontage retain and build development. Subject to all relevant approvals of course. This means you can keep the fantastic existing home and build an entirely brand-new property overlooking the park. While this may be our favourite option, there are even more development opportunities too as this is potentially a four unit site!

But that's not even all - inside the home is perfect. There are two light filled living areas, four great bedrooms and a semi ensuite bathroom off of the frontal master. In the heart of the home the kitchen shines. Completely renovated and updated with endless storage space, island cook bench, stainless steel standalone oven/cooktop and so much more. If you like to cook (or to eat) this will surely entice you.

The frontal lounge has a wood fireplace for the winter nights, while the rest of the home is airconditioned throughout, updated with bright LED downlights, a solar array on the roof and a security surveillance system that is all included. The list goes on!

In brief:
- Four bedroom 1 bathroom family home
- Awesome location opposite reserve and shops
- Big 710 sqm block
- R25/60 for incredible subdivision potential
- Renovated kitchen
- Security system
- Solar power array
- Split system air-conditioning
- LED downlights
- Big powered workshop

Forrestfield overview

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.

Life in Forrestfield

Forrestfield is home to the Hartfield Park Recreation Centre which includes an indoor stadium for various sports, an 18-hole golf course, equestrian centre, nature park and lake. The main shopping centre known as the 'Forrestfield Forum and Marketplace' is home to 52 stores. There are a range of other retail establishments scattered throughout the area.

There are also a range of primary and secondary schools in the area and construction is currently underway on the  Forrestfield-Airport Link which is scheduled to open in 2021 and will connect Perth Airport with the city. A Forrestfield train station is included in this development.
