ELEVATED LIVING - TREE-TOP VISTAS - MODERN UPGRADES

Positioned at the end of a quiet cul-de-sac in sought-after Lesmurdie, this beautifully updated home offers a perfect blend of charm, space, and modern convenience, all set on an expansive 2,296sqm block with dual access.

Privately elevated to capture sweeping tree-top vistas, the home enjoys a peaceful hills lifestyle while remaining close to highly regarded schools, local shops, public transport, and essential amenities.

From the moment you arrive, the welcoming entry and established gardens set the tone for what lies beyond—an immaculately presented residence with light-filled interiors and a warm, inviting feel throughout.

At the heart of the home, the newly renovated chef’s kitchen is both stylish and functional, complete with a 900mm oven, gas cooktop, filtered water system, and a layout that connects seamlessly with the meals and family living areas. Large windows frame the natural surrounds, bringing the outdoors in.

Multiple living zones provide flexibility for growing families, including a formal living and dining area enhanced by classic bay windows—perfect for relaxed entertaining or quiet retreat. The family room is warmed by a stunning freestanding copper fireplace, creating a cosy atmosphere through the cooler months.

Stepping outside, the property truly shines. Enjoy entertaining on the Merbau decking while overlooking the terraced gardens, complete with established fruit trees, manicured hedging, and a variety of mature plantings. This is a space designed to be enjoyed year-round.

Accommodation is well-proportioned, with a generous master suite featuring ensuite and built-in robe, while the remaining bedrooms are serviced by a central family bathroom.

Practicality is also well covered, with a mostly enclosed double carport, a powered double workshop, and additional hardstand parking via the secondary gated access—ideal for extra vehicles, trailers, or caravans.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
