Immaculate Home + R25/40 Zoning!!!!

If you're looking to occupy, invest or develop then 4 Agincourt Drive should be on top of your list! This 3 bedroom home is impeccably presented and comes with a renovated kitchen, a great sized front living area, enclosed patio area (with an insulated ceiling) and a great sized master with mirrored built-in robe.

Outside your options are endless! The land is zoned R25/40 so there are a few subdivision options you could consider for now or in the future. There is scope for 2 different retain and build style subdivisions. You can potentially retain the house and have a street front lot or do a rear block with common driveway (rear patio / enclosed patio will need to be removed). A huge feature is the amount of room you have to the left of the home which means you can keep the carport on the existing house once the subdivision is done. You can also use the R40 zoning to do triplex style subdivision. All of these options are subject to approval from the City of Kalamunda, please call them on 9257 9999.

If subdivision isn't your thing and you are simply after a great sized block then enjoy the 818m2 approx. of land for yourself, there is room for the kids to play, a large workshop or even a pool. The added bonus is the subdivision potential that you or your future buyer may want to explore!!

Features Include:
• 818m2 (approx.) of land zoned R25/40
• Various options for subdivision
• Loads of side access for subdivision or future workshop
• Carport under main roof (will be able to remain for certain subdivisions)
• Immaculately presented home
• Renovated kitchen
• Great sized front living area with loads of power points
• Large second living area
• Master bedroom with mirrored built-in robe
• Updated flooring and paint
• Split system a/c

Please note, the roof has been repointed and is ready for painting. The sellers had this planned to get done however it wasn't completed.

Forrestfield overview

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.

Life in Forrestfield

Forrestfield is home to the Hartfield Park Recreation Centre which includes an indoor stadium for various sports, an 18-hole golf course, equestrian centre, nature park and lake. The main shopping centre known as the 'Forrestfield Forum and Marketplace' is home to 52 stores. There are a range of other retail establishments scattered throughout the area.

There are also a range of primary and secondary schools in the area and construction is currently underway on the  Forrestfield-Airport Link which is scheduled to open in 2021 and will connect Perth Airport with the city. A Forrestfield train station is included in this development.
