Multi-use Margaret River townhouse

Whether you are looking for a down south escape where you can earn a very tidy income when you aren't there, or just want to enjoy living with all the benefits of having town on your doorstep, then look no further!

Perfectly positioned just 150 metres from fantastic forest walks and bike rides, and 70 metres from the Main Street of Margaret River with its great cafes', bars, restaurants and galleries, this 3 bedroom, 2 bathroom townhouse has holiday house approval for another 4 years so may be enjoyed as either a holiday rental or a permanent residence.

Sitting at the end of a group of 4 townhouses, the ground level features a spacious living room that extends onto a decked, north-facing courtyard via triple stacker sliding doors. Sheltered from the prevailing winds and soaking up the all-important winter sunshine, the secure and private courtyard feels like your own little sanctuary with views to the forest treetops. Be comfortable all year round with the reverse cycle air conditioner to take the edge off our crisp winters or warm summer days.

The kitchen is ideally functional with its brekky bar and spacious corner pantry and features a Euro 5 burner gas cooktop, Simpson 60cm oven, Simpson rangehood, Primera dishwasher and modern black kitchen tapware & sink. There's also an entry from the garage, as well as access to the laundry (and separate toilet) with a door out to the courtyard drying area and outdoor hot and cold shower!
The garage, with auto door, is currently set up as a separate hang-out space, and a good-sized storage room at the end of the garage is also set up as a kids' media room.

Upstairs are three well-proportioned bedrooms with built-in sliding door robes and quality blinds. The master-suite has a full wall of storage, reverse cycle a/c and a spacious ensuite bathroom with corner bath. There is also a shared bathroom, separate toilet and a linen store. One of the minor bedrooms also has a reverse cycle a/c.

Whether you're looking for a holiday house, lock up and leave, or place to call home, this well-planned and positioned property allows the choice. And for the FIFO worker, wouldn't you love coming home to this to kick back, relax and enjoy the local beach and nightlife, and when you go back to work you can rent it out to the short stay holiday market and put a serious dent in that mortgage!

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
