Lesmurdie has many fine addresses, but not many are finer than Carob Tree Place. Why? Because Carob Tree Place properties are all near 1 acre blocks and all contain large homes - and 37 is NO EXCEPTION!

Set on 4,016 sqm with an enormous rear garden area, the 1985 built 4 bedroom 2 bathroom family residence comprises a beautiful formal lounge and dining room entertaining area with polished jarrah flooring, high raked ceilings plus a beautiful slow combustion stove in a feature brick recess. There is also sliding door access from here outside to a private outdoor entertaining area.

From this formal area, a staircase leads to the upper level family / studio / office area that overlooks the lower level formal room, but also has sliding door access to a second outdoor entertaining area / balcony that has views over the entire rear garden area and onto the beautiful Flora Terrace Reserve where Lesmurdie Brook babbles its way through the suburbs and eventually tumbles over the beautiful Lesmurdie Falls.

The kitchen is light, bright and modern with stainless steel appliances, golden cork tiling and large picture windows looking into the rear gardens. The family room / meals area also has cork tiling, and has sliding door access to the gorgeous main outdoor entertaining area with it high gabled patio and SPARKLING BELOW GROUND SWIMMING POOL & a tinkling waterfall feature. This summer is going to be brilliant in this superb entertaining area!

The rear garden area just has to be seen to be believed! There is side access available past the 3 x 5 m workshop into the rear with an additional 7 x 7 gable roofed workshop - both workshops are powered. You'll have your own dam, often complete with ducks, a babbling brook, 3,000gal water tank and fire system, numerous fruit trees and shaded garden areas - this is simply gorgeous.

Serious purchasers will certainly appreciate what an opportunity is being offered here - not just a Perth hills home, rather a spectacular Perth hills lifestyle property.

The property is right on the edge of the beautiful Bickley valleys with its wineries, cideries & restaurants, plus it's so so close to a number of prominent public & private secondary schools - Lesmurdie Senior High School, Mazenod & St Bridgids Colleges, plus several primary schools - how sensational!

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie

The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
