It is all about LOCATION LOCATION and you have it here in spades. Situated in a desirable pocket of Western Lesmurdie, this property adjoins the vast expanses of the Mundy Regional Park with an extensive network of WALK TRAILS popular for their panoramic views, granite outcrops and a profuse WILDFLOWER display in Spring. After a leisurely breakfast under the grapevine pool-side you can wander through your back yard to commence your bush walk to Whistlepipe Gully or the magnificent Lesmurdie Falls and finish off at home with a few swim laps to cool down. This is the life !

Exuding nostalgia, this loved property has never changed hands and was built by the family to raise their children back in the day resulting in the 3rd generation grandchildren coming to play and growing up and we still feel a bit like 'Grandma's House' but with EDGE.

We love the LIVING zone with a FIREPLACE with it's own built-in wood box and features a timber bookshelf to house your treaures. Sliding Doors to the Alfresco area create flow for ENTERTAINING throughout the Seasons and would be a wonderful zone for your clan's gatherings.

The GAMES Room at the other end of the home (see Floor Plan) offers options as a fabulous Parents Retreat incorporating your own Bathroom, you can snuggle up to the slow combustion FIRE in Winter, have room for a couch and TV at the Bar (or convert to a WIR) and external access to the Courtyard.

There is a lot to be desired here and offers mountains of potential with spare space for additional infrastructure or additions including a full sized Tennis Court (tbc and subject to the relevant approvals) if you were inspired by the Australian Open or to update the property to your own requirements if desired.

If you have any interest in this property I would recommend your immediate attention.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie
