This is an exceptionally good opportunity to secure a very well-located home with a whole lot of potential. Set on 708 square meters of land, zoned R15/25, this is a unique opportunity in a market where few opportunities of any kind exist.

WHAT WE'VE GOT
The house. This is a pretty decent place! It's not... super pretty, but it is superbly practical. The kitchen is original, and by all accounts, the simple meal structures of the late 1970s Australian diet didn't require much in the way of big kitchen space. But what's here is okay, and there's certainly scope to make it substantially better. The gyprock wall behind the existing pantry could easily be moved to accommodate a more open-plan style if you were renovating. I say easily, I mean easy for someone who knows what they're doing, or at least knows how to watch and implement a YouTube tutorial.

The bedrooms are located down the passage, and the main bedroom has a big built-in wardrobe. The other two bedrooms are both a reasonable size, and all of them feature roller shutters that were installed just recently. So if you are a shift worker or a sleeper-innerer, then this is perfect.

The home is being sold on an as-is, where-is basis. What that means is that what you see here is what you get. We're not making changes. We're not painting things. We're not fixing stuff. We're just selling you the house, and you can work with it as it is. One of the more interesting components of the home is the slightly yellowish tinge to some of the paintwork, in particular on the ceilings. That is not from some horrific water ingress, rather just from durries. Yes, there was a bit of smoking in front of the telly that went on in here, evidently, so you'll probably need a few coats to freshen that up. Unless that's your thing, in which case, puff on. You can see from the floor plan the kind of space you have to work with, and the video walkthrough gives more detail than I can here or just by looking at the photos. Having said that, nothing beats coming and seeing it for yourself.

Out the back we have a large patio that spans the house, and there is a whole lot of room to work with out here. The shed at the back is a great feature, and there's drive-through access from the front, so you can get through here with vehicles to your workshop, which is approximately 6m x 6m.

SO MUCH POTENTIAL
The block is massive, and from what I can work out using the aerial mapping tool on the City of Armadale website, if you remove the patio from the back of the house, there is approximately 360 square meters of land out the back. With that zoning, and the side access of around 5 meters, there is some real potential with this one. I'm not saying it's a definite, but I am saying that if I was you, I would be investigating the options.

WHERE IT IS
This is a super practical location with very quick access to so much. You've got the bus stop just up the road, a daycare, a primary school. Head one way and you've got Armadale Road with quick access to Tonkin Highway. Head the other way and you've got Eighth Road with another daycare, some more schools, the Haynes Shopping Centre, and so much more. It's a very practical position.
