Luxurious Kalgan River Retreat

If you are looking for a rural escape without compromise, you are sure to be impressed by this immaculate, architectural, rammed earth home. Designed by well renowned local building designer Keiron Benson, and built with incredible attention to detail by Greg Leeder Homes in 2013, this is a truly stunning and luxurious family retreat. No expense has been spared in its construction or fit out, and the property has been set up for working from home with dedicated office space and smart home technology.

Bordering the Kalgan River, and with direct river access, this beautiful 10-acre property is very serene with a lovely rural outlook. Well established grounds include lush lawn, easy care gardens, plenty of established trees and two soaks, two cottages, excellent garaging and shed space.

A solid timber entry door opens into the central lobby of the home where you are welcomed by beautiful iron bark timber flooring, high ceilings and the extensive glazing of the sunroom which has excellent views across the green panoramas of the property.

To the left side, a generous well-planned kitchen encompasses an exceptional range of Miele cooking appliances, as well as a Sub-Zero integrated fridge freezer and integrated Miele dishwasher. Thick Granite benchtops provide ample work surfaces, and fantastic walk-in pantry is neatly tucked behind the scenes, as is a small bar/coffee nook. With easy access to a decked patio area (with pizza oven) and the main living and dining areas, this kitchen is truly a hub for gathering and entertaining.

Textural rammed earth walls form a strong sculptural element throughout the home's design and create a wonderful intimate feeling as they enclose the private lounge room. Equipped with a built in TV cabinet plus a wall of shelves creating a private library and study space, it is the ideal family snug complimented by a cosy wood fire.

The bedroom wing houses three minor bedrooms. Each with built in robes, desk and garden access. Bedroom 3 and 4 share a generous bathroom across the hall, while bedroom 2 has its own private ensuite.

The master bedroom in the opposite wing of the home is very spacious with huge walk in robe and dressing room, quality ensuite with bath and direct access onto the courtyard.

In addition, there is a study, designated wine cellar, multiple storage areas and a large laundry with outdoor access. You will also find a purpose-built office, accessible without entering the house.

This home boasts extensive double glazing to vast windows which capture many unique views across the property. There is excellent home automation systems including an automated entry gate, electric operated awning windows, electric vergola over the deck, light control panel for interior and exterior lights, a security alarm system and integrated speakers- ready to connect, throughout the home.

Outside, the lawns and gardens are low maintenance and very orderly. With a secure yard for the dog, chicken coop and raised vegetable/garden beds. For the keen golfer there is also a synthetic putting green. Additional garaging and separate shed houses a home gymnasium and plenty of room for gardening equipment and more. Bitumen driveway and hardstand is curbed and provides a neat, low dust environment.

Nestled atop the hill, two quaint cottages (one the original farm house of the property) overlook grassland and gum trees towards the river. Still in their original condition, there is potential to renovate and develop these cedar clad and stone dwellings into ancillary accommodation for friends and family or paying guests.

Kalgan overview

The townsite of Kalgan is located in the south coastal region, about 21 kilometres northeast of Albany. It was gazetted a townsite in 1912 following the opening up of land in the area, but land had been put aside for a townsite here in 1837. The place was named "Wyndham" on an 1839 map of the area, but there was no subdivision or land made available in the townsite. It is recorded that it was to be the site of a farming community for the Society of Friends (Quakers), but there is no evidence that any Quakers ever settled in the area.

As there was already a Wyndham in the Kimberley when the town was gazetted in 1912, the name Kalgan was chosen for the townsite. Kalgan is the Aboriginal name of the river on which the townsite is situated, the name being first recorded by the explorer Dr A Collie as "Kalgan-up" in 1831. It is said to mean "place of many waters". The river had earlier been referred to as the "French River", since the French explored it in 1803.
