HILLS FAMILY $TARTER with WORKSHOP

Families if you thought the market was escaping your budget think again! Here's your opportunity to secure an unbelievable entry point to a four bedroom, two bathroom home with every man's dream, the big workshop. Not only does it represent extraordinary value but it also is nicely elevated and situated in a quaint little pocket of Lesmurdie within walking distance to the beautiful Seaton Park Reserve, bus routes and St Brigids College.

The floor plan is typical of the mid 1970's with a generous two living zone arrangement comprising a lounge /dining and family room with a modern central galley kitchen interconnecting the two living areas. The front master bedroom features a walk through built in robe to a contemporary en-suite and the three remaining bedrooms share a second bathroom, all located towards the rear of the home.

Externally there are two outdoor entertaining areas, one that flows directly from the family room with a courtyard feel and the second is a whopping wrap around gable patio featured at the back of the home that connects with the garage proving a colossal space for large family functions and parties. Enveloping the entertaining area is a gorgeous professional native garden compliments to the owner, that nurtures the home from sun and attracts an abundance of wildlife to watch and enjoy.

On the more masculine side of things drive through access from the single garage leads you to a recently built 6m x 6m workshop with lean to equipped with power and possibly even a hydraulic hoist that's up for negotiation. Extra parking is also available by a dual driveway.

You couldn't ask for more than this in a family package at this price point don't delay contact Ben Ciocca or David Farrant to organise your inspection.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie

The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd.
