Designed and built by a well-respected innovative builder, this six-year-old home has three bedrooms, two bathrooms, plus three generous retreat/ living zones. The luxury of a super-sized laundry, double garage, elevated entertaining deck drenched in morning sunlight and many more features setting a high standard. A very flexible design that can easily accommodate the extended family and guests as well as facilitating comfortably working from home. It would be more than feasible to utilise one or two of the extra living zones as extra permanent bedrooms if needed.

Quality bamboo timber floors throughout coupled with high ceilings, floor to ceiling tiling in wet areas, automatic Qmotion Luxaflex blinds throughout, Essastone benchtops, soft closing drawers, Bose outdoor speakers plus internal ceiling speakers, communication points throughout the house, a lot of thought has gone into future proofing the residence. Simply move in and enjoy a modern home with nothing on the "to do" list except take in the enchanted bushland setting, relax and soak up the birdsong and wildlife on display.

Generous sized living areas have all been designed to capture solar passive light, make the most of the surrounding tree scape and flow exceptionally well for entertaining. Essastone kitchen tops, smart and plentiful storage options with high ceilings make the kitchen an enjoyable place to be. The open plan living/dining/kitchen then opens onto the elevated balcony which has been designed to capture the morning sun, protect you from the prevailing winds and allow you to immerse yourself in the natural setting.

The master suite is located privately from the remainder of the house featuring magnificent views onto the surrounding bushland through large pane windows with fitted with Qmotion automatic Luxaflex blinds. The master enjoys a well-appointed en-suite and walk-in robe with clever storage options. Adjoining the master bedroom is an even larger formal retreat that could be utilised as another bedroom when numbers swell.

Two additional bedrooms both with BIR's and pleasant outlooks across the gardens into the forest, have access to the main bathroom featuring a modern spa bath, shower and quality floor to ceiling tiling throughout. There is also a separate powder room for convenience and practicality.

Furthermore, there is a TV room with dual access that would be perfect for the office set up if you wish to work from home. This could double as an additional bedroom or a kid's zone out of sight from all the other areas in the house.

Clever design aspects are again on display in the well-appointed laundry featuring quality tiling to the ceiling, extra storage and generous in size. With outside access ensuring nothing foreign enters the house without first quarantining and getting a good clean as a minimum.

The property is secured with a coded entry gate located at the start of the tree lined private driveway as well as the entire 3Ha boundary bordered with a 1.5m pine post rural fence to keep the kids and furry ones in. An oversized double garage with automatic doors allows an all-weathered entry into the home with plenty of space for additional shelving and both cars.

Impressive low maintenance gardens separate the residence from the forest seamlessly and provide a very useful protection zone. An attractive collection of well-established succulents and natives compliment the bushland setting perfectly, attracting birds and requiring little effort to maintain. You also find a small twin bay storage/workshop for keeping the tools and firewood secure and out of the weather.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
