This is an exceptional opportunity for anyone who loves the idea of living in the hills to enter the market. We're in the hills, but on a usable and wonderful block of land. It's truly an exceptional opportunity, and there is so much to love about what is happening here.
LIVING HERE
The layout of the home offers genuinely usable spaces and a lovely design that works beautifully for everyday life.
That very functional kitchen sits at the heart of everything, and there is great functionality to this floor plan. You can see that for yourself in the detailed floor plan in the photo reel. It all just works so well.
With Jarrah flooring, the lounge room at the front of the home is a standout feature of daily life. It's the place where you can sit and enjoy the sunsets, and you even have city views from this space. That's a pretty rare thing to find. The kitchen, meals, and family room area opens out onto the massive patio, creating great flow between the indoor and outdoor living spaces. At the rear of the home is the main bedroom. It's a really good-sized space with plenty of room for larger furniture styles and features a built-in wardrobe. Bedrooms two and three are also well-proportioned, and you can see from the floor plan how functional these spaces are.
The bathroom has been renovated in recent years, and this is a fresh and modernised element of the home. It's all very practical.
OUTSIDE
That big outdoor patio area is a wonderful feature and is certain to be where many evenings are spent, enjoying your backyard and hosting the events that inevitably end up at your place because, well, you're the one with the views.
It's a very workable backyard with plenty of room for the avid gardener to build on what's already here. There's lots of lawn and plenty to love about what's happening out here, including a couple of fruit trees and a garden shed.
WHERE IT IS
Clifton Hills is such an amazing area. It's so close to so much yet set right at the base of Banyowla Regional Park. The bus stop is just a very short walk up the street and that takes you to the train station. Walk a little further and you've hit that bush trail and it seems like you can walk forever. It really is an awesome location.
And as you can see from the photos, there is something beautiful to look at whichever way you turn. Up the hill to the beautiful natural bushland, or out across the suburbs to take in the magnificent sunsets and brilliant views.

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here. There is also a railway station and four local schools in Kelmscott.
