Positioned in a highly connected and rapidly evolving pocket of Midland, 3 Wroxton Street presents an exceptional opportunity for developers, investors and land bankers seeking a substantial landholding in a premium central location.
Offering approximately 1,012sqm of vacant land with an impressive frontage of approximately 21.2 metres, the property provides a genuine blank canvas with the flexibility to develop now, invest for the future or secure as a strategic land banking opportunity in one of Perth's key eastern metropolitan centres.
Currently zoned R60, the site offers significant development potential, subject to all relevant planning and authority approvals. Importantly, 5, 7 and 9 Wroxton Street are also available for sale, presenting a rare opportunity to secure multiple adjoining lots. Where more than one lot is acquired, the applicable density increases to R80, further enhancing the potential of a larger consolidated development site.
The real strength of this property lies in its combination of size, zoning, location and future potential. Midland continues to evolve as a major residential, commercial, transport, education and healthcare hub, making this an attractive proposition for both immediate development and longer term land banking.
The property is conveniently positioned close to Midland Gate Shopping Centre, Midland Train Station, St John of God Midland Public Hospital, North Metropolitan TAFE Midland, local schools, parks and recreational facilities.
Major retailers and everyday amenities including Bunnings Midland, Officeworks, Woolworths and Gilbert's Fresh Market are also within the surrounding area, while convenient access to major transport routes provides excellent connectivity to the Perth CBD and wider metropolitan area.

Midland is a mixed-use suburb with industrial, commercial and residential areas. It experienced its most substantial development period occurring during the post-war years. More recently, Midland experienced growth between 2001 and 2011 as new dwellings were added to the Midland Redevelopment Area, a State Government urban renewal project which commenced in 2000.
Midland offers its residents a suburban environment with a good supply of commercial and recreational establishments. There are three shopping centres in the area, Midland Central Shopping Centre, Midland Gate Shopping Centre and Centrepoint Shopping Centre, plus a leisure centre, speed dome, sports complex, a skate park, town hall and arts centre. Other major establishments include Swan District Hospital, Polytechnic West Midland Campus and a number of schools. There is also plenty of open public space with parks, reserves, walk trails and ovals in abundance.
