Brick, Tile, & Inlet Views - With Protected Vistas Forever!

An honest, solid brick and tile classic built in circa 1984. Tucked away in a quiet, elevated cul-de-sac directly opposite serene reserve bushland, this three bedroom, one bathroom home is a blank canvas primed for an incredible coastal renovation. Whether you are looking to create the ultimate holiday escape or a permanent residence, the foundations here - paired with spectacular, elevated vistas - make this an unmissable opportunity.

The Location & Lifestyle

* The Views: Breathtaking, elevated panoramas looking over the top of Colour Patch and straight up the Hardy Inlet.

* Protected Vistas: Buy with absolute peace of mind. A restrictive covenant on the title limits the neighbouring property's building height, ensuring your water views can never be built out.

* The Position: Located opposite reserve bushland, you are just a short stroll from Memorial Park, local boat ramps, the Blackwood River shoreline, and the heart of the Augusta town centre. Enjoy world-class fishing, windsurfing, and pristine nature trails right on your doorstep.

Key Property Features

* Solid Footprint: three bedrooms, one bathroom, and an elevated viewing deck on a generous 1044m2 block.

* Infrastructure: two bay garage, additional storage sheds, a paved driveway, and a convenient turning bay.

* Surrounds: Low-maintenance, established native gardens that perfectly complement the rugged coastal landscape.

Bring your toolbelt, your imagination, and your love for the coast. Properties with this kind of structural integrity, position, and legally protected views are a rare find.

Augusta overview

The most south westerly town in the state, Augusta was named by Gov. Sir James Stirling in May 1830. Until 2003 it was thought the name honoured Princess Augusta Sophia, second daughter of King George III and Queen Charlotte. In 2003 the book "James Stirling - Admiral and Founding Governor of Western Australia" a letter by James Turner is referred to which states "a town is purposed to be built named Augusta, County of Sussex, in compliment to the Duke". Princess Augusta Sophia died unmarried, and the "Duke" is most likely the Duke of Sussex, Augustus Frederick (Hanover), the 6th son of George III. He married Lady Augusta Murray in 1793, but the marriage was deemed a violation of the Royal Marriage Act, and was declared null and void in 1794. Lady Augusta Murray is most likely the person after whom Augusta is named.

Life in Augusta

Augusta is a town on the south west coast of WA and was predominately a tourist town up until the late 1990s when many people chose to retired to the region. The town is known for its major attractions such as Cape Leeuwin "where two oceans meet" and its impressive lighthouse. Augusta is dependent on professional fishing, timber and tourism. There is a local shopping centre in the area and two primary schools - Augusta Primary School and Karridale Primary School, with the closest secondary school Margaret River Senior High School.
