MODERN SOLAR PASSIVE RETREAT

This architecturally inspired residence delivers an exceptional fusion of modern solar-passive design, natural warmth and understated luxury. Orientated perfectly to the east, the home’s grand open-plan living pavilion is bathed in morning light, framed by soaring ceilings, floor-to-ceiling windows and exquisite Marri timber floors that flow seamlessly throughout the main living zones. Every detail has been crafted to create an atmosphere of calm, sophistication and connection to the surrounding landscape.

At the heart of the home, the expansive living, dining and kitchen area captures uninterrupted views across manicured gardens to the forest beyond—an ever-changing backdrop of natural beauty. A slow-combustion fire and reverse-cycle air conditioning provide year-round comfort, while a bespoke study nook offers a quiet retreat within the home’s central living domain.

Showcasing a refined renovation, the gourmet kitchen is a statement of contemporary elegance, featuring premium cabinetry, soft-closing drawers, a built-in pantry, generous stone-look benchtops, 4-burner induction cooktop, 600mm pyrolytic oven, dishwasher, double sink, tiled splash back and sleek stainless-steel appliances. Designed for both everyday living and effortless entertaining, it is the true hub of the home.

The indulgent master suite is a sanctuary of its own, complete with dramatic high ceilings, ceiling fan, custom walk-in robe and a beautifully appointed ensuite with mirrored storage, refined vanity and oversized shower. The two additional bedrooms exude comfort and style, each fitted with new carpets, quality window treatments and built-in robes, with bedroom three enjoying semi-ensuite access to the luxurious main bathroom.

The home has been meticulously enhanced with a suite of upgrades including new lighting, new flyscreens, new appliances, termite treatments and a professionally installed reticulation system servicing all garden zones. Security screens to the front and laundry doors add peace of mind, while a newly renovated laundry offers exceptional storage and direct access to the outdoor drying court.

Outside, the grounds have been transformed into a private garden retreat. The front landscape combines limestone retaining, native plantings, roses, fruit trees and a striking timber deck that provides a warm welcome on arrival. At the rear, lush lawns, fruit trees, raised vegetable boxes, a potting area, garden shed and built-in timber seating create a resort-style outdoor living environment, complemented by an alfresco finished in aggregate concrete for stylish year-round entertaining.

A rare luxury, the extra-high double garage with remote access includes a full drive-through option—perfect for storing caravans, boats and trailers with ease. Added efficiencies include gas storage hot water and a 6.6kW battery-ready solar system, completing the home’s modern environmental credentials.

A flawless blend of design, comfort and craftsmanship, this residence offers a lifestyle of refined living in a peaceful and established setting—an exceptional opportunity for those seeking style, quality and effortless beauty.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
