A neatly presented three-bedroom, two-bathroom home in the established Seagrove Estate, currently leased on a fixed term to 23 April 2027. Set on a quiet street minutes from the coast, with shops, schools and public transport within easy reach - the combination that has kept this pocket of Merriwa consistently tenanted.
Living Spaces
The home opens to a separate front lounge - a generous tiled space with recessed downlights, well suited as a formal living room or second sitting area. The layout flows through to an open-plan meals and family area at the rear, forming the main day-to-day living zone. The kitchen includes a gas cooktop and rangehood. An additional multipurpose room off the main living area adds genuine flexibility as a study, home office, or playroom.
Bedrooms & Bathrooms
The master bedroom sits at the front of the home with a walk-in robe, private ensuite, ceiling fan, and split-system air conditioning. Two further bedrooms are generously sized, each with built-in robes, ceiling fans, and good natural light through large security-screened windows.
The main bathroom includes a bathtub with shower over, while the ensuite offers a separate shower. Both are finished in clean white tiling with decorative borders.
Comfort & Security
Split-system air conditioning services the main living area and master bedroom, with ceiling fans to all bedrooms. Security screens are installed on all windows and doors, and the home is fitted with an alarm system.
Outdoors
The backyard is fully fenced with Colorbond fencing and includes a garden shed for extra storage. The laundry is separate with its own external access to the rear yard. A double carport provides covered parking.
Location
Seagrove Estate sits in Perth's northern coastal corridor. Quinns Rocks Beach is roughly 2 km to the west, with Mindarie Marina a short drive further for waterfront dining and weekend markets. Quinns Village Shopping Centre covers daily essentials; Ocean Keys in Clarkson has the major retailers. Butler Train Station on the Joondalup Line and local bus routes make commuting straightforward. Merriwa Primary, Butler College, and Peter Moyes Anglican Community School are all close by, with parks and playgrounds throughout the estate. It is a location that appeals to families and working professionals alike - which is what underpins the rental demand.
Inspections
As the property is tenanted, we will not be offering private viewings. Home opens will be scheduled weekly to allow prospective buyers opportunity to view the property.

The name originally proposed for this suburb by the Shire of Wanneroo was 'Hester' after one of the first land owners in the vicinity. This was approved in 1980, but the name was opposed by Australia Post on account of duplication. Because of this the Shire of Wanneroo proposed the name Merriwa (an Aboriginal word for 'a good place'). The name was approved in 1980.
Merriwa is a coastal, northern suburb of Perth and is part of the City of Wanneroo.
