Sold! Surrounded by Nature

You may not know it, but Kelmscott was, in 1830, the first gazetted town in the Perth Region, and it's not surprising. The natural beauty of the Canning Valley is one of Perth's richest assets and today a wonderful place in which to live.

This delightful and privately positioned 3-bedroom home on 878sqm of land, is located in the quiet hills of Kelmscott in the beauty of the Canning Valley. The home presents well with big picture windows, French doors, and modern kitchen and bathroom. The floor coverings are in good condition and the curtains of the lounge/dining area, are quality. There is no money to be spent here.

For indoor/outdoor living, a spacious lounge/dining room opens through attractive French doors to a large outdoor entertainment area, and if you consider yourself to be an outdoor person, you will revel in the extensive patios and appealing gardens, front and back.

The house is insulated and there is a large reverse-cycle air conditioner and ceiling fan in the lounge room, and a ceiling fan in the main bedroom. All the bedrooms accommodate double sized beds, and the main bedroom is surprisingly big with triple built-in robes.

For the safety of children and pets, the appealing rear garden is fully fenced with a sliding gate at the carport entrance. And if off-road parking is a non-negotiable feature of a property for you, there is plenty of hardstand parking.

Children will love exploring this property, with its patio covers on 3 sides, fishpond, rock walls, stone bed, stairways, garden beds, stunning ornamental trees, mulberry tree, arbour, limestone block climbing wall, concrete garden borders to step along, private sitting areas, and charming white picket fences and gate.

The home is set back from the road on a quiet street located with easy access to the arterial roads of Armadale Road, South Western Hwy, Albany Highway and Tonkin Highway.

Come and listen to the birdlife, enjoy the breeze in the surrounding trees and delight in the changing colours of the sunsets. Join us in one of Perth's best kept secrets – Kelmscott hills.
