Big Block with Solid Bones- Work Required

Welcome to 26 Baronet Road, Lesmurdie!
A classic four-bedroom, one bathroom brick-and-tile home sitting proudly on just over 1,000sqm on a quiet road where properties don't change hands often.

Let's be clear from the start.. This one needs some work, but the upside it's the right kind of work, on the right kind of block, in the right kind of location.

Outside, practicality leads the way, two single driveways, one leading you into a carport with side access to the rear yard via double gates and the secondary driveway provides additional parking for the toys (boat, trailer, caravan) plus entry into a powered workshop with roller door that gives you the setup that's hard to find and easy to love.

The front of the home is framed by a paved pergola and established gardens, setting the scene for what's inside. A spacious family room with big windows, tiled floors and a layout that offers genuine flexibility, just off this area sits a study or fourth bedroom, complete with built-in robes and reverse-cycle air conditioning.

Down the long hallway (storage included - because you can never have enough) you'll find three additional bedrooms, all tiled, all with built-in wardrobes and all enjoying an outlook to the generous backyard. The master bedroom features floor-to-ceiling robes, ceiling fan, reverse-cycle air conditioning and a semi-ensuite connection to the main bathroom.

To the rear of the property, a generous patio area overlooking what is 'your canvas', split level gardens with plenty of potential for a pool (subject to shire approvals of course) and a bunch of established fruit trees.

Is it dated? Yes.
Does it have potential? Absolutely.
Is this the kind of property where smart improvements can pay off? Without a doubt.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
